UPDATE TO C AND U STATUSES IN MLS;
NEW CHANGE FORMThe NYS Alliance of MLS's approved the following changes to the "C" (Continue to Show - Under Contract) and "U" (Under Contract - Do Not Show) statuses which will become effective in the MLS by the end of the month. A
NEW Change Form is now available at this link and may be used immediately: This form will also be made available on Instanet forms as soon as possible.
Please note that our MLS Rules have been updated to show the following explanation for the Active Status, effective when the new field is available in the MLS (see below):
- Active: Property available to be shown, no signed contract exists, with the exception of a contract with the contingency of a property to sell, to be identified in the Showing Instructions as "Contingent upon sale of a property" (which will be added to the database).
- Continue to Show: Property available to be shown, contract exists - See Private Remarks.
Changes being made in the MLS to accommodate above rule change:
- A table value will be added in the 'Showing Instructions' field for "Contingent Upon Sale of Property" (abbreviated as CONTSALE).
- The "Type of Contingency" field will be removed from C Status after moving listings as follows:
- Listings currently in "C" status with "Other" selected in the Type of Contingency field will remain in "C" Status.
- Listings currently in "C" status with "Home Sale" selected in the Type of Contingency field will be moved to "Active" and the Showing Instructions field will say "Contingent Upon Sale of Property".
- Rename C status From "Continue to Show - Under Contract" to "Continue to Show"
- The U status will no longer be an option. Listings in this status will be moved to "P" (Pending Sale).

REALTORŪ-BAR COMMITTEE ANSWERS QUESTION ABOUT LEAD ADDENDUMFrom time to time, we get questions about our forms that we run past our REALTOR Bar Committee Attorney, Jill Myers, for interpretation. Below is a recent question and answer that we'd like to share.
Q. Do I need a lead addendum for properties built 'prior to 1978' or '1978 and prior'?
A. "The Lead Compliance Addendum is required for residential housing built
prior to 1978. It doesn't apply to housing built in 1978 (although there's a small exception if house construction started in 1977 that was finished in 1978 - If the building permit was pulled in 1977 and the house was finished in 1978, one is still required to complete Lead Compliance Addendum)."

SALES MASTER AWARDS CRITERIAIt is that time of year again for the GRAR Sales Master Awards. The final deadline for submitting your entry will be Wednesday, October 1, 2014, with no exceptions.
All entries will require a cover sheet that the Designated Broker will sign to confirm/approve of all listings being submitted on the award application.

YRN Cell Phone Collection for CharityThe Young REALTORSŪ Network is collecting cell phones to be donated to domestic violence centers. Each NYSAR region will be competing to see who can collect the most. The region that collects the most phones will be spotlighted in a future issue of New York State REALTORŪ magazine.
