ARTICLE1Realist Distressed Property Flags
Realist usage of the terms 'Short Sale' differs from a short sale usage with which you may be accustomed.  In Realist, a short sale flag does not indicate that a property is currently in a short sale situation, but rather if a property's recent sale transaction was projected to be for a price less than the outstanding mortgage balance, it is flagged as a short sale.  The short sale flag is intended to quickly alert a Realist user that a property was sold for less than the amount owed in mortgage.  Below is a summary of other distressed property flags in Realist:
Bank Owned/REO:
Properties purchased by banks or investors at auction.

Short Sale:

Properties for which the most recent sale transaction was projected to be for a price less than the outstanding mortgage balance.

Bank Owned Sale:
Properties sold by banks and institutions acting on their behalf.


ARTICLE2Report Concessions
A Reminder From Our Appraiser Members: 
Some MLS Participants do not appear to be reporting concessions when a property listing is changed to sold. We are seeing on some properties when being appraised, with concessions showing on purchase contracts, are showing in the MLS as sold with no concessions reported. Upon reviewing MLS sales and tax records, the sales price in tax records is less, by the concession amount, than what is reported in the MLS. This is a concern because if we don't have accurate data, we cannot produce accurate results. Please report concessions in the MLS when applicable.
ARTICLE5Discover What's New in GONYSMLS!
The GoNYSMLS Mobile App was updated in the past month or so. Click here to see highlights of version 2.3.4.  To get the app, go to the Android Market or IOS App Store and download the app. When logging in for the first time, be sure to select Agent Login and if your MLS Password has letters in it (ex. 123EAST), the letters in your password must be entered in as CAPS to get into GoNYSMLS.

ARTICLE3Fusion Experience App Retires TODAY
Due to declining interest, CoreLogic will no longer offer or support the Fusion Experience mobile app after today.  This does not mean that Fusion is going away, just the mobile app for Fusion.

Users who want to continue using a virtualization solution to access Fusion (to be able to edit listings or photos on a mobile device) may download the Puffin Web Browser from the IOS App Store or Google Play Store (note the 'Free' version of Puffin only works for Fusion during business hours, 8am-4pm, but the paid version ($3.99)works 24/7).  It is a little clunky but does work for Fusion once you figure out the tricks.
Once the Puffin Browser is installed, users can navigate to the  Fusion log in page and enter their regular user name and password to log in.

ARTICLE4Authentisign Updates
Below is a list of the features and changes. Please note that items 1-3 were released on June 25th, while items 4-8 were previously announced and released. We are including them in this announcement and documentation in order to provide more detail.   Items 1 and 3 are the most notable, bringing new features many users have requested.  Please see the attached document for more detail.

New Feature/Change Descriptions:
1.  You can now import documents from Google Drive, Dropbox and Microsoft One Drive!
2.  Templates are now known as Layouts.
3.  You can now create and apply Layouts to documents (in addition to forms).
4.  Document Checklist Link has been Moved.
5.  "Advanced Options" toggle has been added.
6.  Date fields have been enhanced for better visibility.
7.  All Participants (Signers and Reviewers) now use the Authentisign2Go interface.
8.  Instanet Ink (create your own signature function) has improved usability and messaging.
