CODE OF ETHICS TRAINING
Just a reminder that all REALTORS� will be required to complete the NAR Code of Ethics Training prior to December 31, 2016.  It can be taken at any time prior to that date.  Of course, it is always best to not wait until the deadline!! It is available online at www.REALTOR.org or you can meet the requirement by taking approved continuing education classes.
LOCAL ISSUES UPDATE
Angie Hedgepeth, Government Affairs Director for the Association, attends all the local meetings each month, as well as NAR and NCAR meetings, and keeps members abreast of the multiple issues being addressed in local, state and national government.  She prepares reports on the meetings she attends and they are included in the weekly "Government Affairs Update".  Click here to read her latest report. PROPERTY MANAGEMENT SEMINAR/NOVEMBER NUTS & BOLTS
The Property Management Seminar and the Nuts and Bolts program will be a combination meeting in November.  It will be held on November 24 at 10:00 am at the Ramada Plaza - Bordeaux Convention Center.  Miriam Baer, Executive Director of the North Carolina Real Estate Commission, will be the guest speaker.  She will discuss Property Management issues and current complaint trends.  As in the past, this seminar will provide the working property manager/agent valuable information.  The monthly Association Luncheon will follow this seminar.
NOVEMBER ASSOCIATION LUNCHEON
The November Association Luncheon will be held on November 24 at 11:45 am at the Ramada Plaza - Bordeaux Convention Center.  Miriam Baer, Executive Director of the North Carolina Real Estate Commission, will also be the speaker for the Luncheon.  Please plan to attend so you can be updated on the latest from the NC Real Estate Commission.
REAL ESTATE BULLETIN
Be sure to read your recent copy of the NCREC Real Estate Bulletin which has excellent updates on "Subdivision Street Disclosure Issues" and "The New TILA-RESPA Integrated Disclosure Rules".  Each article contains information that you need to know in your everyday real estate business.  Stay updated and out of trouble!!!
DECEMBER ASSOCIATION LUNCHEON
The December Association Luncheon will be held on December 15 at 11:45 am at the Ramada Plaza -Bordeaux Convention Center.  The installation of the 2016 Officers and Directors will take place, as well as, presentation of the prestigious "REALTOR� of the Year" award.  The Public Relations Committee will be collecting for two worthy causes at the Luncheon.  It is requested that each member bring at least one item of canned food or other non-perishable food to donate to the needy.  The other (always fun) project is to bring teddy bears to the Luncheon to be donated to Friends of the Children at Cape Fear Valley Medical Center.  The teddy bears are distributed to sick and abused children within the health care system.  Please keep these projects in mind and plan to attend.
KIDS ASSISTANCE PROGRAM
The Public Relations Committee is still collecting food in support of the Alms House who provides bags for hungry children in the community.  The focus now will be on collecting Chef Boyardee microwavable pastas (Beefaroni, Spaghetti & Meat Balls, and Beef Ravioli).  The Chef Boyardee trophy has been renamed the "Hunger Busters" trophy.  Bring in the most Chef Boyardee pastas and win the trophy for your office for a month.  Congratulations to Keller Williams Realty for receiving the trophy in August and September.  They brought in 43 cases in August and 83 cases in September.  They challenge all the other offices to top their donation. Your office could be next!!
REGIONAL REALTOR� RALLY
Rosemary Buerger, Education Chair, wants to extend a special thanks to everyone who helped make the 24th Annual Regional REALTOR� Rally such a success.  Thanks to President, Queen Wheeler, members of the Education Committee, the Public Relations Committee, the speakers, the Exhibitors, the sponsors, the volunteers, those who donated such wonderful door prizes and everyone who attended.  This was definitely one of the BEST Rallies we have had. SCOTT HARDIN'S CONTINUING EDUCATION
Considering that the 2015/2016 Continuing Education General Update course will cover changes on closings and disclosures, the Education Committee requested that Scott Hardin (instructor #1531) offer a course early in the cycle to give members the opportunity to learn the procedures that are taking place.  Scott will be holding the General Update course #9916 on Thursday, November 5 from 9:00 am until 1:00 pm in the Association Training Room.  Click here to register.  Scott will also be holding an Elective "Ethics for the Real Estate Professional" #3340 on Tuesday, November 17 from 9:00 am until 1:00 pm.  Click here to register for this course.  The cost is $55 for each course. 
MILITARY RELOCATION PROFESSIONAL (MRP�)
The Association will be hosting a Military Relocation Professional (MRP�) course on November 10 from 8:30 am until 4:30 pm at the Association Office.  Mark Given will be the instructor. This one-day course will provide you with the tools to better assist today's active duty, retired and former military service members in finding the housing solutions and military benefits that best suit their needs.  When service members and their families relocate, a real estate professional who understands their needs makes the transfer easier, faster and less stressful.  The cost of the course is $175.00 for members, 225.00 for non- members, plus $25.00 if you wish to receive 4 hours of elective CE credit.  Click here to register.
BONNIE JEAN DAVIES CLASS ON FEDERAL UPDATES
Bonnie Jean Davies will be offering a class on updates involving Federal Updates on November 18 from 10:00 am until 12:00 pm at the Association Office.  The main points of the class will include:  Federal Air Conditioning Laws, North Carolina State Mandate, Guide to Red Flags, Water Heaters subject to new efficiency standards and Tools for Agents to enhance their business.  Call 910-323-1421 to register.

An Indoctrination/Orientation course will be held on Thursday, November 19 from 8:15 am until 1:00 pm at the Association Office.  If you have an application pending, please plan on attending this course.
FALL HERMAN HAYS CE FOR SUNSHINE FUND
Tom & Peggy Daniel will be hosting the annual FALL Herman Hays CE to benefit the Sunshine Fund on December 2 & 3, 2015 at the Association Office.  The BIC Update (8816) will be held on December 2, 1:00-5:00 pm; the NC General Update (9916) 8:30 am-12:30 pm and the Elective NAR Real Estate Ethics (3117), 1:30-5:30 pm will be held on December 3.  The cost is $60 for one course; $110 for two courses. AGENT ETIQUETTE MOMENT
Please remember to be respectful and courteous to your fellow agents when acting as a Buyers Agent on a showing appointment and remember to follow ALL showing instructions, leave houses how you found them, and if something seems out of the ordinary, give the listing agent a courtesy call.

DESIGNATION AWARENESS MONTH
REALTOR� Designation Awareness Month is recognized annually in the month of November. During this month, the National Association of REALTORS� encourages members to start, complete, or continue an official NAR designation or certification program.  In today's market, it is more important than ever to remind members of the importance of continuing education, and encourage them to "Keep It In The Family" by differentiating between NAR education programs and those of others.   You can go to www.REALTOR.org  for further information on designations recognized by NAR.
CSS FEEDBACK
The latest report from CSS states that only 55% of listings shown have any type of feedback.  After showing a property, please enter feedback.  This information is very helpful to both sellers and selling agents.  Please make an effort to do better to benefit everyone!!
MLS BILLING
The deadline for dropping or adding agents is the 15th of each month.  Any notification received after that date will reflect on the next month's billing.  NO EXCEPTIONS.  The MLS does not charge for new agents joining during the month, however, if the Association is not notified that an agent has left prior to billing, the company will be responsible for payment of the service fee for that agent.

Remember...never give your password to anyone else and change it often.  To change your password, go to maintenance, then User Preference, a screen asking for your current password will display, when the next screen appears, you will enter your new password. With Document Management, it is extremely important that you routinely change your password.  And remember, there is a $1000 fine for allowing anyone to use your password.

Please remember to put the PIN number on listings when entering new listings.
 
Condition in MLS - Condition has changed in the MLS again.  C1, C2, etc., has been changed back to "Good, Average, Fair and Poor".  "New" will not be used since it is used for New Construction properties only. 
 
Don't forget to report your pending listings closed in the computer when they close.  We are having complaints from both REALTORS� and Appraisers trying to use comps that haven't been reported sold when they actually have closed.  Let's all cooperate!!
 
Closed New Construction Listings - When closing new construction listings please remember to update the listing with any new information, additions and/or changes.  Also be sure to fill in the field for street address.
 
Correct Selling Agent - There have been numerous complaints lately about incorrect selling agents being entered by listing companies when closing a listing.  Be sure you close listings with the actual selling firm and agent.
 
Property and Listing History - Please notice that on your Full Displays you will see a "clock" icon and a small "house" icon next to each other.  The clock icon is the complete history of an address and the house icon is the history of that particular MLS number.  We hope this information will be beneficial for you.
 
Customer Display - Remember when you send out listings for potential clients/customers to view you must use the "Customer Display".  It has come to our attention that agents are distributing "Full Displays", which contain information intended for REALTORS� only, such as alarm codes and other confidential information.  Be sure to only send the "Customer Display" to members of the public.
 
Reminder...When closing a listing make sure you have verified the exact square footage and enter it in the appropriate field.  You cannot use the square footage range in the closed square footage field; it must be an exact number.
InnoVia (MLS) users are now allowed to have up to thirty-six (36) photos per listing.
