The July 16 Business Building - Learn to Earn program will begin at 10:30 am at the Holiday Inn - Bordeaux.  The program will be presented by Mike Penney from the North Carolina Department of Transportation.  Mike will give updates on recent and future road and highway construction in the area.  Each and every practicing real estate agent should be very well informed on projects slated for our community so they can properly advise their clients and customers.  Make plans to attend this very informative program.  The Luncheon will follow.

The July Association Luncheon will be held on July 16 at 11:45 am at the Holiday Inn - Bordeaux.  Mike Penney from the DOT will also be the speaker for the Luncheon program.  Come listen to the latest highway issues facing our area.

An Indoctrination/Orientation course will be held on July 25 from 8:15 am until 1:00 pm at the Association Office.  If you have an application pending, please plan on attending this course.

Mark your calendar now!! The date for the 15th Annual Benefit Barbeque has been set for Wednesday, September 25 from 11:00 am until 2:00 pm. The event will benefit the REALTORŪ Sunshine Fund, which is used to help REALTORSŪ who are in need.  Pass the word - tell all your friends, coworkers, mortgage bankers, attorneys, clients and everyone you come in contact with so this can be the most successful BBQ ever!!  Please plan to support this very worthwhile project which is put on each year by Willie Snow and the Public Relations Committee.

Mark your calendar now and start planning to attend the 22nd Annual REGIONAL REALTORŪ RALLY which will be held on October 15, 2013 at the Holiday Inn - Bordeaux.  The Education Committee has chosen the speakers, Michael Burt and Jared James.  They are both upbeat, dynamic speakers who have good basic information to increase your real estate business and motivate you to charge into your future.  As always, there will be another vast selection of door prizes to be given away.  Watch for brochures to follow.  It will be a great Rally!!!!

NCAR is offering a new course "Working with Military Home Buyers" in Fayetteville on October 24 from 9:00 am until 5:00 pm at the Association Office.  Mark Given will be the instructor.  You can earn NAR's newest certification - Military Relocation Professional (MRP).  This course will provide you with the tools to better assist today's active-duty, retired and former military service members in finding the housing solutions and military benefits that best suit their needs.  The cost for NCAR members is $135 for early bird and $165 after October 10.  Click here for a registration form.

Reminder - If you bring a potential renter to a firm other than your own and a lease is signed, please remember that according to NC license law the rental commission must be paid to the firm for which the agent is affiliated with, not directly to the agent.

Just a reminder - the grace period on fines for the MLS Data Checker program ends on August 1, 2013.  After that date, if you have a fineable violation in MLS, you will be fined accordingly.  If you receive an email from Data Checker and you have a reasonable explanation as to why you should not be fined, please respond to the email and explain your situation and the fine could be waived.  Please be aware of your listing dates and the date it is entered into MLS, as it will be flagged by Data Checker if there is more than a difference of two business days.

The deadline for dropping or adding agents is the 15th of each month.  Any notification received after that date will reflect on the next month's billing.  NO EXCEPTIONS.  The MLS does not charge for new agents joining during the month, however, if the Association is not notified that an agent has left prior to billing, the company will be responsible for payment of the service fee for that agent.

✰ Remember...never give your password to anyone else and change it often.  To change your password, go to maintenance, then User Preference, a screen asking for your current password will display, when the next screen appears, you will enter your new password. With Document Management, it is extremely important that you routinely change your password.  And remember, there is a $1000 fine for allowing anyone to use your password.

✰ Coming Soon - Absorption Rate and Probability of Selling Report - Go to Reports - Absorption Rate and Probability of Selling Report.  Enter criteria to reflect the type and/or location of properties in which you are interested.  Note: There are no date parameters to enter, as the report is designed to automatically search one year back.  Click "Search" to generate the report.  Sales are broken down into increments of 12, 6 and 3 months.  These are compared to the current number of Active listings to calculate a "Month Supply" for each period, showing any possible trends in the market.  "Probability of Selling" is also calculated based on the number of Sold listings in the last 6 months compared to the number of New listings in the same time frame.  Note: This value is rounded to the nearest 10%.  The report can also easily be exported to a spread sheet version that also includes the listings that were used to generate the stats.  Simply change the display type on the left from "Standard" to "Excel", and you will be prompted to open or save the spreadsheet export..

✰ Customer Display - Remember when you send out listings for potential clients/customers to view you must use the "Customer Display".  It has come to our attention that agents are distributing "Full Displays", which contain information intended for REALTORSŪ only, such as alarm codes and other confidential information.  Be sure to only send the "Customer Display" to members of the public.

✰ Don't forget to report your pending listings closed in the computer when they close.  We are having complaints from both REALTORSŪ and Appraisers trying to use comps that haven't been reported sold when they actually have closed.  Let's all cooperate!!

✰ Reminder...When closing a listing make sure you have verified the exact square footage and enter it in the appropriate field.  You cannot use the square footage range in the closed square footage field; it must be an exact number.

✰ Also, when closing a New Construction listing be sure to fill in the field for street address.  The MLS Committee and Board of Directors established a policy to warn companies in writing upon failure to include street address in the closed information, give them 48 hours to make the change (according to the MLS Rules and Regulations, all changes must be submitted within 48 hours).  If after the warning, the data is not updated then the company would be fined $100 for each listing that is not in compliance.  If they still do not update the data, then they would be summoned before the MLS Committee for hearing and face suspension from MLS. So please check to be sure the street address is included in your closed properties.

✰ You are reminded that you can install your own photos with your listings on InnoVia.  See "Help Topics" for instructions.  You are now allowed to have up to twenty-five (25) photos per listing.
