LOCAL ISSUES UPDATE

Home ImprovementsJUNE BUSINESS BUILDING - LEARN TO EARN (NUTS & BOLTS)

The June 18 Business Building - Learn to Earn program will begin at 10:30 am at the Holiday Inn - Bordeaux.  The program will be presented by Rodney Baker and Kevin Shortridge, who handle new construction.  They will have information to guide agents through selling new construction homes.  Watch your emails for more details.  The Luncheon will follow.

THANKS FOR SUITCASES FOR KIDS
A very special thank you was received from the Cumberland County Department of Social Services for the Association's continued support of the foster care program.  They said that our annual "Suitcases for Kids" drive is such a worthy cause and is so beneficial to children living in foster care in our County.  Thanks again to everyone who brought a suitcase to the May Luncheon.

REGIONAL REALTOR® RALLY

Mark your calendar now and start planning to attend the 22nd Annual REGIONAL REALTOR® RALLY which will be held on October 15, 2013 at the Holiday Inn - Bordeaux.  The Education Committee has chosen the speakers, Michael Burt and Jared James.  They are both upbeat, dynamic speakers who have good basic information to increase your real estate business and motivate you to charge into your future.  As always, there will be another vast selection of door prizes to be given away.  Watch for brochures to follow.  It will be a great Rally!!!!

The National Association or REALTORS® Annual Convention will be held November 7-11 in San Francisco, CA.  For Convention information visit www.realtor.org and click on Meetings & Expo.

PRIVILEGE LICENSE

We have had several inquires lately about whether or not real estate agents need to purchase a privilege license.  We checked with the North Carolina Department of Revenue and they said real estate agents are required by law to purchase a privilege license each year.  Current licenses should be renewed in June.  The NC Department of Revenue office is in the Systel Building on Green Street.

MLS BILLING 

The deadline for dropping or adding agents is the 15th of each month.  Any notification received after that date will reflect on the next month's billing.  NO EXCEPTIONS.  The MLS does not charge for new agents joining during the month, however, if the Association is not notified that an agent has left prior to billing, the company will be responsible for payment of the service fee for that agent.

Remember...never give your password to anyone else and change it often.  To change your password, go to maintenance, then User Preference, a screen asking for your current password will display, when the next screen appears, you will enter your new password. With Document Management, it is extremely important that you routinely change your password.  And remember, there is a $1000 fine for allowing anyone to use your password.

Please remember to put the PIN number on listings when entering new listings.

 

Web Statistics Report The Web Statistics report allows agents and brokers to view how many times their office's or their own listings have been viewed both by other agents in InnoVia, as well as by the general public via InnoVia's public IDX links and searches.  The report can be run 3 ways:  MLS Web Statistics - Stats for a particular listing or group of listings, over as particular time frame; Agent Web Statistics - Summary of stats for all of an agent's listings, over a time frame; or Firm/Office Web Statistics - Summary of stats for an entire office or firm's listings, over a time frame.  From the Reports Menu, choose Web Statistics and then the appropriate option from the sub menu.  Then you can choose from MLS Web Statistics, Agent Web Statistics or Firm Web Statistics.  From here you can pull up a summary report for the criteria you have chosen.

 

Wireless InnoVia is now available!!  Do you have a smart phone or handheld device with an internet web browser?  If so, you can now access InnoVia wirelessly.  Simply go to wireless.fayettevillencmls.com from your smart phone or PDA, enter your InnoVia login ID and password, and you will have the MLS inventory accessible anywhere you go!  You can look up agent contact information as well.  For further information or help go to InnoVia Help System. Check it out!!

 

InnoVia Help System - Check out the InnoVia Videos page for a list of flash video tutorials on several InnoVia topics.  You will notice that several of the topics have "Watch Me" hyperlinks.  Click the "Eyeballs" icon to watch these flash videos that demonstrate step by step how to accomplish whatever it is you are trying to accomplish.

 

Customer Display - Remember when you send out listings for potential clients/customers to view you must use the "Customer Display".  It has come to our attention that agents are distributing "Full Displays", which contain information intended for REALTORS® only, such as alarm codes and other confidential information.  Be sure to only send the "Customer Display" to members of the public.

 

Don't forget to report your pending listings closed in the computer when they close.  We are having complaints from both REALTORS® and Appraisers trying to use comps that haven't been reported sold when they actually have closed.  Let's all cooperate!!

 

Reminder...When closing a listing make sure you have verified the exact square footage and enter it in the appropriate field.  You cannot use the square footage range in the closed square footage field; it must be an exact number.

 

Also, when closing a New Construction listing be sure to fill in the field for street address.  The MLS Committee and Board of Directors established a policy to warn companies in writing upon failure to include street address in the closed information, give them 48 hours to make the change (according to the MLS Rules and Regulations, all changes must be submitted within 48 hours).  If after the warning, the data is not updated then the company would be fined $100 for each listing that is not in compliance.  If they still do not update the data, then they would be summoned before the MLS Committee for hearing and face suspension from MLS. So please check to be sure the street address is included in your closed properties.

 

You are reminded that you can install your own photos with your listings on InnoVia.  See "Help Topics" for instructions.  You are now allowed to have up to twenty-five (25) photos per listing.
