MAY ASSOCIATION LUNCHEON
The May Association Luncheon will be held on May 21 at 11:45 am at the Holiday Inn - Bordeaux. The Luncheon will feature the very special annual event "Suitcases For Kids". The Suitcases for Kids program was established by the NATIONAL ASSOCIATION OF REALTORS® and this Association has been participating for a number of years. The program collects suitcases and donates them to kids that are in foster care who often times carry their belongings in black garbage bags as they move from home to home. Each child averages 7 moves while in foster care. The suitcases that are collected will be turned over to the local Department of Social Services for distribution to foster children. Our Public Relations Committee will be collecting new suitcases at the May 21st Luncheon. Please participate in this worthwhile endeavor, these children need our help. Please bring a new or gently used child size suitcase to the Luncheon. If you are unable to attend the Luncheon, you can drop off your suitcase at the Association Office BEFORE the Luncheon. |
MARK GIVEN'S CONTINUING EDUCATION
Mark Given Seminars, sponsor code 1323, is sponsoring the Update Course, the Broker-In-Charge Annual Review and an elective course for the Fayetteville Regional Association of REALTORS® on May 1 & 2. The Broker-In-Charge Annual Review Course #8813 will be held on May 1 from 1:00 pm - 5:00 pm. The Update Course #9913 will be held on May 2 from 8:00 am to 12:00 noon; and Red Flags: Property Inspection Guide, Course #2206 will be held on May 2 from 1:00 pm until 5:00 pm. The cost is $60.00 for one class and $100.00 for two classes.

INDOCTRINATION/ORIENTATION COURSE
An Indoctrination/Orientation Course will be held on May 23 from 8:15 am until 1:00 pm at the Association Office. If you have an application pending, please plan on attending this course. All new applicants must attend this course. |
PROPERTY MANAGEMENT SEMINAR
The Property Management Seminar will be held on Tuesday, May 28 at 10:00 am at the Holiday Inn - Bordeaux. The guest speakers will be Douglas G. Jackson, Director of Fort Bragg Housing. He will discuss new inspection requirements IAW Army Regulation 420-1. And Gary Caddell, Property Management Consultant, will discuss trust accounts, landlord/tenant issues and an update on laws that effect property managers.

MLS BILLING
The deadline for dropping or adding agents is the 15th of each month. Any notification received after that date will reflect on the next month's billing. NO EXCEPTIONS. The MLS does not charge for new agents joining during the month, however, if the Association is not notified that an agent has left prior to billing, the company will be responsible for payment of the service fee for that agent. |

To change your password, go to maintenance, then User Preference, a screen asking for your current password will display, when the next screen appears, you will enter your new password. With Document Management, it is extremely important that you routinely change your password. And remember, there is a $1000 fine for allowing anyone to use your password.

✰MLS Data Validation and Rules Enforcement - Data Checker is a powerful solution that works with our MLS to automatically validate the quality and accuracy of the data and enforce the correction of violations. Data Checker improves the completeness of our data and helps foster more disciplined data entry habits among our members. The goal of the MLS Committee and Board of Directors is to improve our MLS information. With listing distribution to so many public websites, it is increasingly important to ensure consistency in the data, not only to improve the customer experience, but also to reduce potential liability for our members. The program is configured to find violations according to the MLS policies. Violations may include: Late entry of a new listing, a listings without the required documentation, an inaccurate listing status, the misuse of agent, financial and public remarks, missing or inaccurate data, duplicate listings, inappropriate image or virtual tour, inaccurate selling information, late reporting of pending or final sales....and much more. Data inaccuracies and rule violations are flagged and brought to the attention of the MLS. Data Checker will automatically highlight each infraction for easy review, then corrective action is required. The program notifies the listing agent and broker of the violation by email, including information about the infraction, grace periods and potential penalties. The program monitors the status of each listing and tracks all changes in a revision log for review and approval. No fines or suspensions result if corrections are made during the grace period. For non-compliant listing agents and brokers, fines are transmitted for invoice delivery. Repeat offenders can be automatically identified and fined immediately. The program will kick off on May 1st.

Click the "Eyeballs" icon to watch these flash videos that demonstrate step by step how to accomplish whatever it is you are trying to accomplish.
✰Customer Display - Remember when you send out listings for potential clients/customers to view you must use the "Customer Display". It has come to our attention that agents are distributing "Full Displays", which contain information intended for REALTORS® only, such as alarm codes and other confidential information. Be sure to only send the "Customer Display" to members of the public.
✰Don't forget to report your pending listings closed in the computer when they close. We are having complaints from both REALTORS® and Appraisers trying to use comps that haven't been reported sold when they actually have closed. Let's all cooperate!!
✰Reminder...When closing a listing make sure you have verified the exact square footage and enter it in the appropriate field. You cannot use the square footage range in the closed square footage field; it must be an exact number.
✰Also, when closing a New Construction listing be sure to fill in the field for street address. The MLS Committee and Board of Directors established a policy to warn companies in writing upon failure to include street address in the closed information, give them 48 hours to make the change (according to the MLS Rules and Regulations, all changes must be submitted within 48 hours). If after the warning, the data is not updated then the company would be fined $100 for each listing that is not in compliance. If they still do not update the data, then they would be summoned before the MLS Committee for hearing and face suspension from MLS. So please check to be sure the street address is included in your closed properties.
✰You are reminded that you can install your own photos with your listings on InnoVia. See "Help Topics" for instructions. You are now allowed to have up to twenty-five (25) photos per listing. |
