A client was struggling with the sale of a large surplus industrial facility that had been on the market for over 2 years. The building became surplus due to high capital expenditures to maintain out-of-date capital equipment. The site had a 50+ year industrial history with no invasive environmental testing ever performed.


Corporate Trade Solution:

Active assembled a team of environmental consultants and determined that the property could be sold on an as is, where is basis. This enabled Active to purchase the property from the client at its full book value of $13MM. Active worked with CBRE-Toronto and determined that the site's highest and best use was as a retail development site. 



The client was able to sell the property at its book value without any environmental liability. Active ultimately resold the site through CBRE-Toronto to a leading Canadian retail developer who plans a long-term in-fill retail project.
