This Year's Fall Market
We got off to a bit of a slow start this September, with plenty of good new inventory building up and not quite as many buyers as we like to see. My personal opinion is that it's a combination of the disruptions of holidays and the way the beautiful weather we've been having made it feel like late summer for so long. If it's anything like 2014, we'll bounce back in October, and have a strong finish to the year.
Regardless of timing, the watchword for the 2015 market remains DOWNTOWN. Downtown DC is extremely hot right now, as are Arlington, Bethesda, and Silver Spring. But proximity to the "downtown" parts of the suburbs - the village centers, and even shopping centers - is in high demand, and proximity to Metro is a gold standard. People are increasingly interested in leaving their cars (and lawn mowers) behind and enjoying a simpler life style. There is nothing to indicate that this trend won't continue for some time, so there will be an ongoing shift in property values as the demand and demographics of neighborhoods change. TEAM TONY
In June of this year, we lost our remarkable friend and colleague, Tony Duncanson, to heart disease. In addition to being easily one of the kindest people I've ever known, he was also one of the most accomplished: a percussionist who's professional credits include decades of touring and studio work with Gil Scott Heron; many years as a DC Real Estate Commissioner; a beloved educator and fair housing advocate; a model train enthusiast; all in addition to a career in Real Estate. He will be sorely missed.

Our Clients of the Month are Jessi Milne and her fiancee Chris Tyree, who came to us via the mighty Dorman/Caswell referring machine (thanks agian Steve, Vicky, Melissa, TJ, Catherine, and Christian!!) Chris and Jessi, both engineers by training, wasted no time deciding on the perfect house - an absolutely gorgeous colonial in Falls Church, near Lake Braddock and with one of the prettiest garden landscapes I've seen. Chris has a background in nuclear engineering with degrees from VMI and Penn; Jessi studied mechanical engineering at Tufts and went on to an MBA at Maryland. They plan to be married in the spring and we wish them every happiness in their new home, and in their life together. Congratulations!

August Housing Stats for DC and Montgomery County Washington, DC August Housing Market Report
Limited Supply, High Demand Continue Pushing Prices to Record Highs The Washington, DC housing market continued its solid performance in August, with modest sales gains, tight inventories, and record high prices. With a 9.5 percent jump over August 2014, the median sales price of homes in the district reached a record high.
Montgomery County, MD August Housing Market Report Closed Sales Are Up While Listing Activity Stalls Montgomery County's housing market experienced a transition in the month between July and August with a slight downturn in a few key areas. However, one area of gain was in the number of closed sales. There were 1,123 closed sales in August, a 9.3 percent gain compared to last year and the highest August tally since 2006. I wanted to pass on a very useful website for our Montgomery County folks, that I heard about from a neighbor. It's a sign up for notification of trash pick up - which has been extremely useful this year with all the snow and holiday delays
On this web page you can select how you would like to receive notifications and other options.
So far I haven't found that they send too much email or anything but a reminder of your trash day and it's nice not to have to do the "will they or won't they" at 10:00 pm the night before.

Location: meet at Picnic Grove 13 by Military Field, the large meadow at the intersection of Military Road and Glover Road NW in Washington, DC. Remove invasive vines from trees. Training, tools, and gloves provided. Wear long pants, long sleeves, and shoes or boots (no sandals or flipflops)..
The nation's largest hands-on volunteer effort to improve and enhance America's public lands includes special events to get volunteers to work together to build trails, bridges, remove trash and invasive plants, restore water resources and plant trees. See the events in the DC area and pitch in.
