Getting Organized!Decluttering
We get a lot of comments  from other agents that our listings dependably show well. This is a high compliment in our business. It means that an agent won't have to preview a listing prior to showing and can depend on a positive experience for their client, whether or not it's the right house for them. 

Of course, great staging goes a long way toward making a listing "the" right house and the best a buyer saw that day. Agents appreciate that too. It is a business after all. 

As nice as it is to receive the compliment, the real hero isn't one of us - it's you, our amazing, hard working, world class decluttering champions! If there was a staging / de-cluttering Olympics, Nalls Home clients would take the gold every time.

Our client of the month is none other than our daughter Adele Carnemark! She's shown above at her home inspection with our wonderful inspector Chip Castell, and again at settlement with John Nalls of Counselors Title and yours truly. Big thanks too to the listing agent, my friend Rob Ramoy (I know I wasn't easy) and a shout out to Deb Levy and Lisa Bennett at Eagle Bank who made the whole thing possible. Tom stepped in and, reviving his high 
school career talents, has been painting late into the night.  
It truly takes a village. 

At one point in the process, while we were waiting for a response from the seller and she was oh, so anxious to hear, she looked at me and said "this is why you were always answering your phone during dinner, isn't it? There are people waiting to hear about their new home." Yes Adele, it was. Thank you for making the connection - and for 23 years of understanding. 

Adele is a teacher at the St Colletta School in Washington DC, a public private charter for children with special needs. We found her a wonderful efficiency condo ("it's a junior one bedroom, mom!") in Rock Creek Village in Silver Spring - a great commute and close enough that she can still come home for dinner.

District Inventory Drops While Prices Continue to Rise  
County Contracts and Settlements Increase for Condos and Single-Family Homes 

April 10th Press Release GCAAR

Inventory decreased for DC condo and single-family properties in March while prices continued to rise. Montgomery County prices decreased and inventory rose in both areas compared to the same time last year. The County did experience an increase in condo and single-family contracts and settlements compared to March 2014.   

    

Washington, DC

The days on market decreased by four days (8.51%) compared to March 2014. The median price for condos rose 11.1%, with single-family homes increasing by 5.2%. Inventory dropped 7% for condos, and 1.7% for single-family homes. Contract activity increased by 13.9% for condos, and 4.9% for single-family homes. Condo settlements increased by 3.2% and 5.7% for single-family homes compared to March 2014.

 

Montgomery County

The average number of days on market was up by 21 days (38.89%) compared to March 2014. Median condo prices dropped by 2.1%, and single-family homes dropped slightly, 0.3%, compared to the same time last year. The amount of available inventory increased in March, with a 18.7% increase for condos and a 14.5% increase for single-family homes. The number of contracts rose for condos, 16.2%, and single-family homes saw a 15.9% increase. Condo settlements increased by 11.8% and single-family settlements increased by 21.1% compared to March 2014.

I wanted to pass on a very useful website for our Montgomery County folks, that I heard about from a neighbor. It's a sign up for notification of trash pick up - which has been extremely useful this year with all the snow and holiday delays  


 

 On this web page you can select how you would like to receive notifications and other options.


 

So far I haven't found that they send too much email or anything but a reminder of your trash day and it's nice not to have to do the "will they or won't they" at 10:00 pm the night before.
