  Market is Moving

I recently saw a post card from another Realtor with that wonderful tagline. It's not so terribly unique that I feel awkward re-using it, but a tip of the hat to friend and colleague Sharon Buchanan with Remax just in case...

 

Regardless, the sentiment is perfect. After so many years of down markets and depressing real estate news, folks finally feel like moving is an option. Sure, interest rates are up a tiny bit, but they are still very, very low. Heck, we would have all been tripping over each other to get 4.25% back at the peak of the market. And it's a nice, balanced market out there. Listings selling reasonably quickly and easily; buyers getting nice houses in one or two tries; lenders being sort of halfway rational about loaning mortgage money...pretty good stuff. 

  

So now, instead of a marketplace full only of people who absolutely HAVE to move, we are seeing discretionary moves and lots of folks who just WANT to move house, for all sorts of reasons. And that could be you. Dream a little. Maybe you've always wanted a bit of elbow room from the neighbors, or a pool, or a guest room or a contemporary rather than traditional home. Whatever the reason - and there are as many as there are people and families - we're here to help.

Our Clients of the Month are Robbie and Megan Barbero, here with their two adorable daughters, Tessa and Zoe. Megan is an attorney specializing in appellate litigation with Wilmer Hale and Robbie works in science policy in Washington DC.  More importantly, the Barberos will be the newest neighbors in the beautiful Chevy Chase neighborhood of Rock Creek Forest later this summer. Between now and then they'll be working with our friends at Alliance Home Improvement on some renovations to make their new home just perfect. The house will be gorgeous and we know they'll love the neighborhood - great quiet location, easy commute, and wonderful access to Rock Creek Park. Congratulations Robbie and Megan!

 

Sales Prices Continue Their Upward Climb - Settlements Remain Strong in the District and Montgomery County



Inventory remained tight and median sales prices were up in both jurisdictions for condos and single-family homes. The condo market continued to rebound with settlements in the District and Montgomery County up significantly over June 2012.

Washington, DC
The average number of days on market was down 38.46% from June 2012. The median price for condos was up 7.2%, and single-family homes saw an 11.7% increase in the median price. Available inventory continued to decline compared to June 2012, with 31.4% fewer condo listings and 14.7% fewer single-family listings. Condo contracts saw a modest increase, 9%, but settlement activity continued to be brisk with a 21.6% increase over 2012. Single-family contracts in the District increased 10.3%, and single-family settlements saw a 6.3% increase over June 2012.

Montgomery County
The average number of days on market was down 41.07% over June 2012. The median condo price saw a small increase of 3.3%, with the price of single-family homes increasing by 7.1%. Available single-family inventory declined 15.8% compared to June 2012, and condo inventory decreased by 5.2%. New condo contracts increased by 21.9% in June, and new single-family contracts rose by 13%. Settlements were again on the rise in June, with a 28.5% gain for condos, and a 16.8% increase for single-family homes.
