Adele's Graduation! We've had a busy few weeks both professionally and personally and the newsletter is a bit late as a result. It's all happy news. Of course, you don't need us to tell you that the real estate market in our area is on absolute fire - every media outlet in town is talking about that. We're glad to say that we're helping lots of Nalls Home Partners clients buy and sell in what can be a challenging transitional market. On the home front, we've had a big month. In order: Our eldest, Callie, just finished her 1L year at William & Mary Law, and is headed off to an internship in Argentina next week. Adele graduated from JMU with a BS in Exceptional Education and starts straight into a fifth year masters program this week. Maddy came home from Copenhagen just in time for Mother's Day and heads back to New Orleans to work this summer before starting her senior year at Tulane in the fall. Eileen, who also made it for Mother's Day lunch between exams, will be working this summer at Penan and Scott, before heading back to Virginia Tech to finish up her accounting degree. Finally, in June, Lottie will be our fifth and final graduate from Walt Whitman HS and will be joining her sister at Virginia Tech this fall at the school of Engineering. Whew! Thinking about how much it means to have the girls home and around the house again this week reminds me just how important your real estate transactions are. It really is about more than just buying and selling property; it's about supporting transitions to and from homes where memories are made. Thank you all for letting us be part of such a significant time in your lives. Lastly, a shout out to our wonderful assistants, Emily Bowers and Becky Smith-Vogel, without whom we, very literally, could never do it all and certainly not the last couple of weeks! Emily coordinates our office and contract to close; Becky does our marketing and the newsletter - and provides the gentle reminders that we need to write the main article - which might never get done otherwise! Client Of The Month
Our clients of the month this month are Andrew Berman and Kristina Berdan, shown here in front of the lot that will shortly be their new home at the Chestnut Lodge project in Rockville. The red barn you see in the background is an historic structure from one of the area's original farms, and will incorporate the garage for the house as well as additional storage. It was a perfect fit for Kristina and Andrew since she wanted the charm of a historic home and he wanted the amenities of new construction - and all within walking distance of Rockville Town Center. Because it's taken a while for the builder to get the permits from the city historic preservation folks, this one's been a long time coming but I love working with you both and it was worth it in the end. Congratulations- we did it!! Now let's get it built!

Housing Prices Rise; Inventory Remains Slim
Housing inventory remained tight in March with fewer condos and single-homes available. Median sales prices were also up in both categories, while single-family contract activity slowed slightly.
Washington, DC The average number of days on market was down 24.69% from March 2012. The median price for condos was up 8.2%, and single-family homes saw a 11.4% increase in the median price. Available inventory dropped from March 2012, with 38.5% fewer condo listings and 31.8% fewer single-family listings. Condo contract activity improved slightly in March, with a 2% increase over March 2012, and condo settlements increased 10.8%. Single-family contracts in the District dropped slightly, 1.2%, but single-family settlements saw a 14.3% increase over March 2012.
Montgomery County The average number of days on market was down 35.56% over March 2012. The median price increased 5.3% for condos and 11% for single-family homes. Available inventory decreased for condos by 29.9%, and also for single-family homes, 31.2%. New condo contracts increased by 7.5%, but decreased for single family homes by 5.8%. Condo settlements again saw a sizeable increase in March, 22.2%, and single family settlements increased 15.3%.
