Dignity Health Looks Toward Expansion in Elk Grove
Last month, the Elk Grove City Counsel approved the first phase of Dignity Health's Methodist Hospital multi-million dollar expansion in Elk Grove.

The Dignity Health Elk Grove Medical Campus Project includes the construction of a six-story, 456,719sf, 330-bed hospital; a three-story, 65,000sf medical office building; a five-level, 169,520sf parking structure; and supporting facilities for the hospital. The project is proposed to be constructed in a total of four phases. The first three phases are associated with the hospital building and the last phase is associated with the medical office building and parking structure.

Dignity Health Project Phasing

Construction on the Surgery and Maternity Hospital building section could start as early as 2017, with the remaining phases to be completed within a 20-year+ timeframe. As part of Phase II that includes the hospital building expansion, a helistop is planned for construction on the rooftop to transport patients away from the hospital to other higher-level care facilities. The 500-stall parking garage is proposed for construction during the final phase of the project. Supporting facilities include a central utility plant that contains heating and cooling equipment and backup generators.

Dignity Health (formerly Catholic Healthcare West)-the fifth largest health system in the country-opened a new $35 million medical office building on the site last year. Dignity Health Medical Plaza includes physician offices, an advanced imaging center, laboratory services and outpatient surgery center, and is expected to create more than 100 jobs.

In addition to the expansion of Dignity Health in Elk Grove, Kaiser Permanente--Elk Grove's largest health care provider--completed a five-year, $300 million expansion of its South Sacramento Medical Center last year that marks the second Kaiser Permanente medical facility in Elk Grove. Last May, Sutter Health opened a new 7,622-square foot, $10.8 million surgery center on its existing medical campus in Elk Grove, paving the way for a full medical campus.

City Awarded $24,000 Grant to Preserve EG History
The City of Elk Grove will receive $24,000 in federal grant funds to identify, protect and preserve important historical resources throughout Elk Grove. The funds will be used to complete an historic resource survey that will include roughly 100 properties throughout Elk Grove, including locations in Old Town Elk Grove. The City will also use the funds to explore establishing a potential Winemaker District that may be eligible for the National Register, which consists of five properties located at the south end of Railroad Street. More than 5,000 participants are expected to attend the daylong Elk Grove Multi Cultural Festival at Elk Grove Regional Park from 10 a.m. to 6 p.m. on August 24th. The celebration includes an array of ethnic foods, music and entertainment, family-friendly activities and various organizations representing Elk Grove's diverse community. Business Spotlight: Kobe Steak and Sushi

Good news for steak and seafood fans! Kobe Steak and Sushi is slated to open in the former Marie Calendar's location at 9134 E. Stockton Blvd. in Elk Grove on August 8th. Those in search of a late night dinner can dine until 11 p.m., seven days a week.

Kobe's Elk Grove location will specialize in Teppanyaki style of Japanese cuisine. Kobe's skilled and entertaining Teppanyaki chefs will perform dinner shows for guests right at their table on a large, flat iron griddle according to the ancient Hibachi style of food preparation. The restaurant will also feature a large selection of sushi and a full cocktail bar that will include Japanese beer.

This is the second Kobe location for co-owner--and Elk Grove resident--Connie Pan who notes that Kobe Japanese Steakhouse and Seafood is located in Antioch in the East Bay region of the San Francisco Bay Area.

"We're making a totally different style of restaurant for Elk Grove, using Hibachi grill," said Pan. "We'll have Teppanyaki, the chefs come out to cook in front of the customers. Similar to Benihana, and almost the same style as our Antioch restaurant. We'll have a full bar, a sushi bar and also the Hibachi grill."

New City Policy Supports Economic Development in Industrial Areas
A new City policy was recently adopted to expedite the permitting process and reduce fees for businesses moving into Elk Grove's industrial spaces within in the city limits. Under the new policy, businesses moving into existing industrial spaces will no longer have to obtain a new building permit, as long as the previous owner had the required permits for the space and no additional construction work is required. The policy also allows for a Certificate of Occupancy to be transferred to similar businesses in industrial areas on spaces less than 3,000 square feet. The new policy will reduce fees and ensure an efficient transition into a new space. Elk Grove Slashes Homebuilder Fees
The City of Elk Grove has eliminated the 97 cents/sf affordable housing fee that developers of office facilities have had to pay that funded a city program seeking housing for low-income residents. The fee, however, will remain unchanged and still be charged for commercial/retail, hotel, manufacturing and warehouses, and range from 46 cents to $1.36/sf. Program Expedites Small Business Building Permits

The City of Elk Grove's new personalized service, "T.I. Tuesdays," expedites building permits for small businesses and allows applicants to meet one-on-one with staff to process smaller tenant improvement building permits.
