Sometimes life throws us a curve.

 

On December 30, 2015 I had a right knee replacement. The recovery and rehab has been painful and made me a pretty miserable person. I am slowly coming around and am excited about getting back 100% to writing this Newsletter and helping folks like yourself getting the cash you want for your notes.

 

On February 4, 2016 a hacker got into my email account. He stole my address book, created a new email address with my name, composed 2 emails essentially asking for financial help, then sent these emails to my address book.

 

If you received one of these emails on February 4 or 5, it was sent by the hacker - not me. Sorry for the intrusion and confusion. Thankfully, Verizon, my provider, quickly cleaned up the situation and it appears that my "internet" life is back to normal.

 

Verizon suggested I change my email password monthly - I think I will take their advice!

 

 

                               Tax Time

 

It's tax time again, and the odds are that you or someone you know may get an unexpected message from your accountant or the IRS - you owe a bunch of money from last year or 2014 or some past year's filing - and now you have to find it. Maybe your accountant made a mistake, maybe you forgot to provide some crucial information, maybe you can't substantiate a deduction. Whatever, you have a problem.

 

Well, if you are a note holder, your note could be the source of that cash to satisfy the IRS. Take a look:

 

Say you have a $100,000 note at 6% for 240 months, with a monthly payment of $716.43. You have received 15 timely payments, and the current balance is $96,637.27. Your accountant shocks you when he says " You need to come up with $30,000."

 

One option would be to sell 60 monthly payments of $716.43. In return, the investor would give you $30,000 today. After the investor received his 60 payments, the note would revert to you to receive the remaining 165 payments. The principal balance at that time would be approximately $80,363.85.

 

You get your $30,000 today, the note stays in tact, you satisfy the IRS, and you get to enjoy all the remaining payments when the note reverts to you.

 

The greatest thing about being a note holder is the opportunity it provides you to get the cash you need when a cash crunch pops up in your life. You may have a better cash option for that cash - that's fine. Just remember to explore your options, then decide.

If you are looking for a home in California - and you need a lot of room - the Playboy Mansion is for sale. Asking price is $200 million dollars. One of the stipulations is that 89 year old Hugh Hefner will be allowed to remain in the residence for the remainder of his life. Think what an interesting roommate he would be !

                          The End of Cash

 

Forty percent of commerce is still done with cash and check, but the percentage is slipping every year. Apple CEO Tim Cook turned heads this past November during his keynote at Trinity College, Dublin when he told the assembled that "your kids will not know" what cash is. The remark seemed to substantiate reports that Apple is in discussions with several large banks to develop a P2P banking system that would allow users to seamlessly transact payments between wireless devices. Facebook and Google are also rumored to be developing similar P2P payment systems, setting the stage for a truly competitive market sooner than we may have thought. The success of the November IPO of Square, the mobile payments company co-founded by Jack Dorsey, and the continued growth of PayPal's Venmo, which plans to launch in 2017, means that there's a lot of money riding on whether your kids will know what cash is.

U.S. Home Sales Rise to end best year since 2006

 

 

 

In 2005 7.08 million homes were sold in the United States, fueled by adjustable rate mortgages and no money down loans. In 2015, 5.26 million homes were sold a 6.5% increase over 2014. The median sales price rose 6.8% to $222,400. Home values rose last year at more than twice the pace of pay.
