 Hart Marketing Program - Canvassing 

One unique element of Hart Corporation's marketing approach is our canvassing of all firms of size in the community and the surrounding towns. For reasons we do not understand, other brokers do not do this. Our experience is that only approximately 10% to 20% of our transactions are completed from this canvassing effort. However, we feel that we should be covering 100% of the market.

 

A prime example is the transaction in Tompkinsville, Kentucky, which was listed previously for two years by a national broker with an office in Nashville. When we were appointed as the exclusive agent, we canvassed the area, as we do with all other projects. The buyer was found the first day of our efforts.

 

Outlined below are other examples of buyers found from knocking on doors locally. This includes two - Sheridan, Arkansas and Carrollton, Georgia - that had been available with local brokers, plus three others - White House, Tennessee and Leominster, Massachusetts, which were available with a national broker, and Johnson City, Tennessee, which had previously been available with a national broker and then a regional broker.
