As May is the heart of the spring market we are busy assisting buyers and sellers through tough negotiations as deals come together. We are seeing good unit sell through in all of my local towns. Unit sales continue to outpace 2015 which is in line with what Lawrence Yun, chief economist of the National Association of Realtors is forecasting for existing home sales for 2016 "the best year since 2006".
 
In contrast we are experiencing a bit of a price correction in the local markets where prices nationally continue to rise. Another disconnect from the national data is our inventory levels are maintaining a higher level, giving buyers many choices in most price categories. Therefore requiring a great product that is priced right in order to stand out.
 
The mortgage rates remain at accommodating levels assisting the buyer affordability in tandem with reduced prices to create buyer opportunity. 

Market activity so far this year is as follows: Sales (SF) April 2016 YTD vs. 2015 were up in Westport (+17.1%), Weston (+3%), Wilton (+7%), Fairfield (+8.6%), Norwalk (+13.1%).        
 
Average Sales Price April 2016 YTD vs. 2015 was down in Westport (-5.6%), Weston (-6.1%), up in Wilton (+4%), down in Fairfield (-5.1%), Norwalk (-1.6%).

Freddie Mac's Primary Mortgage Market Survey showed average fixed mortgage rates falling for the third consecutive week following disappointing April employment data. Mortgage rates are at their low point for the year.
