Wow, spring is heating up both in our local temperature and activity in real estate! The last couple of weeks we have seen a build up in inventory and the properties are looking quite well overall.
 
 Staging and preparation for new listings is paying off for sellers. This process is becoming more common place, as sellers realize how value oriented the buyer pool has become. Sellers are better off taking time to prepare before going to market rather than quickly listing the house before repairs and updates are completed. You only have one chance to make a good first impression.
 
The next couple of weeks will be telling as we start to see buyers making decisions and some of this inventory being absorbed. At this stage agents are questioning how strong the buyer pool is this year. Stay tuned.....
 
Unfortunately the numbers are down in both price and sales, with the exception of Westport sales which has had a strong showing; take this is in stride as we are just getting started this season and most economists are looking forward to moderate price appreciation and strong unit sales.  
 
Sales (SF) YTD February 2016 vs. 2015 were up in Westport (+25.7%), down in Weston (-23.1%), Wilton (-47.4%), and Fairfield (-9.7%), Norwalk (equal), Easton (+70%) and Redding (-13.3%).    
 
Average Sales Price February 2016 vs. 2015 was down in Westport (-12.2%), Weston (-16.4%), up in Wilton (+1.9%), down in Fairfield (-14.4%), down in Norwalk (-5.2%), up in Easton (+5.7%) and down in Redding (+16.8%).

Freddie Mac's Primary Mortgage Market Survey reported that mortgage rates are looking favorable for the spring home buying season. While rates moved higher for the second week in a row, they remain very attractive. The FRM is the same as a year ago at this time.
