Greetings!
Looking for direction....... As the spring market begins we are still awaiting more confirming trends as to market direction. We have continued to have decent weather allowing for activity and accessibility to properties.
Agents and buyers are all looking forward to the new spring inventory coming on the market which will give us a better idea on market trend in the next 30 days.
We are seeing old properties being re-listed with price reductions for the coming season to meet the expectations of that very value oriented buyer.
Consumers in the Northeast region, according to the monthly survey of consumer expectations by the Fed Reserve Bank of New York, have the most faith in the housing market expecting a moderate 2.59% increase in future prices.
The mortgage rates have continued to be very accommodative revisiting the 2015 lows this month.
January activity was mixed but easily skewed being only a one month comparison.
Sales (SF) January 2016 vs. 2015 were up in Westport (+11.1%), down in Weston (-66.7%), Wilton (-37.5%), and Fairfield (-27.7%), up in Norwalk (+7.9%).
Average Sales Price January 2016 vs. 2015 was down in Westport (-37.2%), Weston (-33.2%), up in Wilton (+32.1%), down in Fairfield (-18.4%) and Norwalk (-0.4%).
