Happy New Year!  As 2016 gets underway we have been met with unusually warm and uneventful weather giving way to higher buyer/seller activity than is anticipated at this time.  If this is a sign of what to expect for all of 2016 we should be very busy this year.  Among my peers the expectation is a year similar to 2015 in unit sales as well as modest to flat price appreciation.  
 
The recent economic volatility in the national and international markets as well as the news of GE's relocation has prompted a wave of uncertainty this month but nothing that the resilience of our towns can not overcome.  I will keep you informed as details become available and I see the effects on the local markets. 

Freddie Mac's chief economist is predicting a 4.5% interest rate on the the 30 fix rate product for 2016 on an annualized basis. This along with moderate price appreciation in our area should keep the affordability inline with buyers expectations.  

This past Thursday,  Freddie Mac released the results of its Primary Mortgage Market Survey® (PMMS®), showing mortgage rates moving lower with the 30-year fixed-rate declining for the second straight week.

The year end numbers among my towns are mixed;  Sales (SF) 2015 vs. 2014 were down in Westport (-1.3%), up in Weston (+1.3%), down in Wilton (-9.2%), up in Fairfield (+22.1%) and Norwalk (+8.7%), down in Easton (-9.7%), up in Redding (+41.4%).    
  
Average Sales Price 2015 vs. 2014 was up in Westport (+6.1%), Weston (+4.1%), down in Wilton (-4.1%), up in Fairfield (+1.7%), down in Norwalk (-3.0%), Easton (-4.0%) and Redding (-5.9%).
