As 2015 comes to an end we take a look back on a year where current market conditions continue to forge forward in a positive trend. The national sales are still 3.9% above a year ago, which demonstrates that the overall health of the market continues to improve.   The factors for a healthy continuation of this trend are in place; high rents making the owning vs. renting argument more in favor of owning, low mortgage rates, and a better job environment.
 
In our local market area we are experiencing a more balanced playing field between both the buyers and sellers giving way to a less confrontational negotiation. The data is mixed within my towns both on unit sales and price growth. We are still seeing pockets where inventory is building and several of the towns have an overhang of luxury properties.

The trend for the in-town core locations is as strong as ever. Where larger properties outside of town are taking on longer market times and deeper discounts. Properties that present best in class are trading; buyers continue to not want to do the work. Turn-key move-in is how they like it. Hence the still very strong trend towards new construction.
 
As far as mortgage rates are concerned my local interaction with the current buyer pool is that they have built this into their purchase plans and a gradual increase will not have an adverse effect. The one pocket of concern will continue to be the first time buyer, millennials who are a bit more price sensitive. As we see continued price increase along with mortgage rate increase could present an affordability issue.
 
A nice benefit to the year end is the warmer weather we have been experiencing giving way to opportunity to view properties unscathed from the usual winter wonderland keeping showing activity higher than usual.
