As we are at the midpoint of November and well into the Fall market - results are in and unfortunately they have not met the expectation for a strong Fall Market.  The activity has remained slower than the normal seasonality we have seen in the past, leaving sellers frustrated.  Agents/brokers have been disappointed with open house turn out and showing activity overall. 

However year-to-date sales do have some bright spots in the towns I cover. Sales through October 2015 vs. 2014, while down slightly in Westport (-0.3%), down in Weston (-3.0%) and Wilton (-10.4%), they were strong in Fairfield (+18.5%) and Norwalk (+7.2%).

It's no surprise that interest rates are likely to move to the upside as Fed expectations and national economic data continues to point in that direction. The positive side of that is it might motivate buyers who have been on the fence to move forward. My advice to buyers is to consult their lender early in the buying process as clarity will help their purchase experience. This past week though rates were largely unchanged according to Freddie Mac

Buyers continue to seek exceptional value both in price and in product. The days when emotions took over and "the house on the hill was perfect, let's buy it!".... are gone!  Transactions today are totally economically driven in most cases. 

So what does this mean for those thinking of selling this coming spring? Take on the projects that are going to make good impressions on the buyers. I've been working with my prospective sellers giving them guidance on what those projects should be.

Looking into 2016 I still see opportunity where best in class wins!

Home-buying is multi-tasking on steroids. Are you up for the challenge?
On the surface, buying a home seems simple: find your dream home and buy it. In reality, this seemingly-simple task requires buyers to make a continuous stream of under-pressure decisions, often concerning issues and consequences they do not fully understand.


We saw an ad today for an acreage community in Texas offering barndominium shells during their Grand Opening special. That's right, barndominium shells. Don't know what that is? Yeah, neither did we (they're apparently structures built with prefabricated materials like metal shells, which can then be customized to individual specifications.


Remodeling has never been more popular - or valuable to the U.S. economy. Last year, Americans spent $130 billion on remodeling and renovation projects, according to U.S. Census numbers. That's a lot of people committing money to everything from quick fixes to full-blown redo's. And what's driving this trend? NAHB's Remodeling Market Index (RMI) survey found the leading reason was a "desire for better/newer amenities," said NAHB's Eye on Housing."
