Greetings!
As the "Fall Market" is well underway we are experiencing quality verses quantity this October. Not a terrible combination as the sellers are experiencing solid, ready, willing and able buyers taking advantage of still low interest rates and opportunities of a growing inventory. The process though does require patience as the showings are spread out over time.
There are several data points that continue to support an upward trend in the housing market. Fannie Mae's Purchase Sentiment Index returned to its recorded high this month, consumer confidence in the home-buying & selling market bounced back from a recent dip suggesting a gradual improvement in housing activity.
Still fueling the buy side are those tenants finally making the jump to a purchase; rent vs. purchase is well on the side of buying in our area. We are seeing this mostly on the low end of the market but a rising tide floats all boats.
We are experiencing a change in our closing process; as a result of the new TILA-RESPA Integrated Disclosure Rules, so it will be important to review this link if you are considering a purchase or sale in the near future. Here is a consumer friendly highlight of the rules, any questions about it please let me know.
The data is still mixed in our local towns. YTD Sales (SF) through September 2015 vs. 2014 were up in Westport (+1.4%), Weston (+1.6%), down in Wilton (-7.7%), up in Fairfield (+16.0%) and Norwalk (+11.1%).
YTD Average Sales Price 2015 vs. 2014 was up in Westport (+7.7%), Weston (+5.8%), down in Wilton (-1.8%). up in Fairfield (+4.1%) and Norwalk (+0.5%).
Freddie Mac released the results of its Primary Mortgage Market Survey, showing mortgage rates continuing to remain below four percent for twelve straight weeks.
