Greetings!
As the summer heats up strangely so is our market activity; July especially around the 4th holiday is typically a slower time for both buyers and sellers as the holiday festivities take priority. Not the case this year. Traffic at listed properties has been surprisingly active, supporting the national consensus that both demand and supply are improving, foretelling future gains this summer. The Pending Home Sales Index hit a nine year high. The National Association of Realtors states that the index has not been this high since April 2006.
As I look at our local marketplace, I am seeing an uptick in supply being nicely greeted by would be buyers excited to have choices. The prospect of interest rate increases are bringing those buyers off the sidelines.
The YTD sales are still reflecting a mixed market place within the 5 towns I follow. With both Westport (-8.7%) and Wilton (-10.1%) down and Weston (+14.3%), Fairfield (+13.4%) and Norwalk (+1.4%) all showing positive sale through numbers from June 2015 vs June 2014.
YTD Average Sales Price 2015 vs. 2014 was up in Westport (+19.6%), Weston (+2.6%), and Wilton (+0.9%), down in Fairfield (-0.7%) and up in Norwalk (+2.7%).

Freddie Mac released the results of its Primary Mortgage Market Survey, showing an investor flight to safety for U.S. Treasuries is pushing average fixed mortgage rates lower and helping to keep buyer activity strong toward the close of the spring homebuying season.
