The Farmers Almanac is proving to be right on as it had forecast strong winter conditions for 2015; weather has definitely played a role in our local market place, delaying showings and new homes to market. 

The data points are mixed among the towns I follow, showing sales for February 2015 vs 2014 were equal in Westport, down in Weston(-18.8%),Wilton (-24%), up in Fairfield(+16.1%) and Norwalk (+7%).  Pleases see my comprehensive market action reports for sales, pricing, time on market and trends over the past two years.

The inventory remains on the leaner side while the demand remains high.  Agents expect activity to ramp up as weather accommodates. The underlining consensus is for continued improvement to our market place, given the stronger economy and rising rents, sales should continue to improve.

As a seller it is a good time to do the deferred maintenance on the interior while we await better weather to clean up the exterior, being prepared for the wave of activity to come will make your process easier and time on market shorter. 

Mortgage rates remain at historic lows and credit is finally easing a bit.  Freddie Mac reported this week that average fixed mortgage rates moved lower for the first time in four weeks and remaining near late May, 2013 lows.
