This month we continue to see signs of a further market recovery with continued moderate price growth while being faced with a cooling rate of sales from last years robust percentages. Regarding the cooling recovery most economist are in agreement that this years pace is the preferred rate of improvement and much more sustainable.
Forward looking there has been good activity meeting with new sellers discussing and preparing their homes for the spring market; along with introductions and discussions with would be buyers to embrace their wares. All positive signs that 2015 will be a continuation of our successful trend back to a more healthy market for all.
Sales pace has continued to slow in comparison to 2013, however prices are up within the towns I cover, except for Fairfield.
YTD Sales (SF) through October 2014 vs. 2013 were down in Westport (-16.8%), Weston (-7.6%), Wilton (-9.1%), Fairfield (-7.4%) and Norwalk (-4.2%). Average Sales Price vs. last year was up in Westport (+3.2%), Weston (+3.6%), Wilton (+1.7%), down in Fairfield (-3.8%), and up in Norwalk (+5.6%).

Interest rates are on the rise, fixed mortgage rates moving higher for the second consecutive week amid better than expected economic data. The 30-year fixed-rate mortgage rose above 4 percent for the first time in three weeks but is lower than this time last year, according to the Freddie Mac Market Survey Report.
This Sunday is Coldwell Banker's Open House Weekend Event, with over 40 single family homes and condos, ranging from $244,900 to $2,990,000, including my condo listing in Fairfield, something for everyone.
