The November issue brings with it a continued optimism throughout the market place, with steady buyer activity and plenty of pent up demand.  Homes priced right and looking their best are selling quickly. Last month we staged, listed and sold a property in Fairfield within 36 hours with 4 offers.  It was priced to perfection, looking its best and was met with happy buyers!  A perfect combination!

 

This time of year can be a good time to be a seller especially since inventory remains low and mortgage rates, though higher, are still accommodating. With the consensus for 2014 that rates will be higher, the buyer pool is motivated to take action now.  

 

Selling price per square foot is another indicator we follow for trend direction; we are seeing appreciation in all our towns showing an upward trend is in place.  Take a look at our Market Action Reports for additional data points.  

  

SIngle family sales continue to outpace last year; Westport 33.1%, Weston 36.8%, Wilton 17.6%, Fairfield 15.5%, and Norwalk 23.9%.  The average sale price is also up YTD vs the same period last year. Check out our Market Action Reports for the details. 

 

This Sunday is the Coldwell Banker Open House  Event38 homes ranging in price from $259,000 to $2,595,000 are on the tour. Going to open houses is a good way to get a better sense of the market.
