As June rushes in so do graduations and end of school year activities, generally a time when the market will take a little breather as people are busy with other commitments; not this year.
The activity remains above average throughout our towns.
With evidence and chatter about the rising mortgage rates would be buyers are scrambling to get into their purchases while rates are still at very good levels.
Not only do we see the rates going against the buyers a bit but we are also seeing supporting data that prices are as well. The List price ratio is narrowing as the buyer and seller negotiate their sale along with the sold price per square foot which is trending up in most of our towns.
All this activity is good as we see the market getting back to a more normal and healthy balance.
January through May - 2013 vs. 2012 - home sales were up across the board; Westport, Weston, Wilton, Fairfield and Norwalk. Check out our Market Action Reports for the details.
Mortgage rates moved up again from the prior week. See the Primary Mortgage Market Survey from Freddie Mac for the details.
This Sunday is the Coldwell Banker Open House Event, 33 homes ranging in price from $350,000 to $2,795,000 are on the tour. Going to open houses is a good way to get a better sense of the market.
