April is here and so is the robust spring market. WOW! "Who flipped the switch?", is what agents are asking themselves. As we have continued to give you the play by play of the current market conditions, we saw this on the horizon.

 

Bidding wars are becoming common place on homes priced right and that look their best. Agents are preparing their buyers ahead of time, which is making good sense as the market is slowly putting the sellers back in the drivers seat.

 

Low inventory remains an issue, and is pushing prices higher and creating multiple offers on homes positioned well. The trickle of new homes is being met with ready willing and able buyers.

 

Mortgage rates maintain their accommodative range further assisting the overall process. Freddie Mac reported that  average fixed mortgage rates edged down for the second consecutive week.

 

First quarter 2013 results are in, sales are up in Westport, Wilton, Norwalk - down in Weston and Fairfield. Average sales price is up in Westport, Weston, Wilton, down in Fairfield and Norwalk. Check out our Market Action Reports for the details.    

 

This Sunday is the Coldwell Banker Open House Event, 33 homes ranging in price from $309,900 to $2,295,000 are on the tour. Going to open houses is a good way to get a better sense of the market.
