What appears as a bungalow-style "house" with  a spacious front porch and grassy front yard is actually the home of a stormwater pump station, built specifically to blend into this Bayshore Boulevard area neighborhood.
"Not only is the flooding problem addressed with a pump in place, but it's so aesthetically pleasing. It blends with neighborhood and it's quiet, and it won't affect our property values. If anything, it will increase them. That's important right now more than ever... Thank you for investing in our neighborhood." -Andrea Augustine, President - Bayshore Beautiful Homeowners We couldn't have said it better ourselves.

Seniors 62 and older appreciate a higher standard of living at The Ella, part of the master planned
development at Encore! It's a mixed income development of 160 units, a 7-story masonry construction, LEED Silver certification. These apartment homes offer amazing features and amenities in a unique, upscale building. The judges couldn't get enough of this public-private partnership, the eye on sustainability, but most of all the residential experience in this growing mixed-use community in the heart of downtown.

HART's MetroRapid is a faster way to take the bus to destinations within the North-South corridor between downtown and the University of South Florida. It is the first operating unit of seven planned routes throughout the HART service area encompassing Hillsborough County and the connections to transportation agencies in our bordering counties. The judges were all aboard MetroRapid as a turning point investment for premium transit in this area. The public involvement throughout the planning process, and the complexities surmounted to bring all the parties together, produced a great start and branding for the Hillsborough area.

Planning Commission Executive Director Ray Chiaramonte recognized a small project for making a big impact on quality of life - the Temple Terrace Golf Cart Program with an Executive Director's Award. This program allows citizens to use golf carts on all local roads, creating a truly multi-modal transportation network, giving people choices and making their citizens less dependent on the automobile.

Planning Commission Chair Derek Doughty closed the evening's presentations with a Chairman's Award going to County Administrator Mike Merill and the members of the Transportation for Economic Development Leadership Group for proactively taking on the challenges, seeking bold solutions, reaching out to citizens and businesses, and working side by side across jurisdictional lines for the betterment of Hillsborough County and our region today and into the future.

"This is the type of leadership that can get us on track. It is our pleasure at the Planning Commission to support and participate in the Policy Leadership Group's quest for a Long Range Transportation Vision supported by a Comprehensive Plan that will serve as a foundation for thriving future," said Chair Doughty. He closed the ceremonies by presenting a gavel signed by all of the Planning Commissioners to outgoing Commissioner and five-time Chair, Bruce P. Cury. (Story in the next issue of Beyond Today.) And, thank you to the sponsors of our 31st Annual Planning & Design Awards presented by Tampa Electric! See you next year!
