Overview: I have developed a computerized, mathematical algorithm that uses Multiple and Hedonic regression analysis. I realized how vulnerable appraisers were becoming without having some kind of analytical proof for their work. This program is designed to show immediately its value to the appraiser and anyone else requiring additional proof of your analysis and conclusions. The Appraisal Standards Board (ASB) of the Appraisal Foundation, an independent organization, develops, interprets and amends USPAP.
As appraisers we must comply with all its USPAP standards. We must also show proof in our work files for all analysis. This program will provide the analysis for making your final conclusion.
USPAP doesn't refer to the word "adjustment" so the words "methodologies or techniques" are used as a replacement. However, all appraisal forms like the 1004 have an "adjustment" column in their Sale Comparison Approach Grids.
