Residential Sales Analysis:  Supporting the Adjustments (Let's be Reasonable!)

This class will present specific examples of how the boots-on-the-ground appraiser can supplement her or his report with the data and analysis necessary to support sales comparison adjustments and meet client expectations.  The following key concepts will be discussed:
 
· What clients expect to see... and what to do when there is something unexpected
· Reasonable vs. Precision... why "reasonable" is the more credible of the two
· Appraiser Judgment... the ingredient that transforms a mathematical exercise into a credible analysis
 
With the introduction of UAD, CU, and other Big Data analytic tools, there is a renewed focus by our lending clients on analyzing adjustments applied in our appraisal report.  Statistical analysis tools can provide specific and precise point-value adjustments to apply in the grid, but does the market really react with that same precision?  And, different analyses of the same element may conclude different adjustments; how should these differences be reconciled?
 
This is not a regression class (... leave the laptop at the office!) but be prepared to learn some tools and techniques you cantake with you and apply in your practice with the data you already analyze.
