| Avoid CU Flags with Ratings Consistency |
| Last year, ClickFORMS introduced the Comparables Consistency Checker to ensure the same ratings used in your report are the same as you previously indicated for that property. By now you know that Fannie and Freddie are looking for ABSOLUTE ratings for Condition and Quality. That means that if you rated a comparable Q3 and C2 once, you need to continue to rate it the same in future appraisals, unless there is reason that caused the change and you document it. Of course it's difficult to remember what we rated a comparable that was used 2 months ago, let alone 18 months ago and this is why we enhanced our comparables database. ClickFORMS makes it easy for you to quickly check if you have used the comparable before and to notify you if there are any differences between what is in the database and what you have entered in the grid. Besides checking the consistency for Condition and Quality, ClickFORMS will also check the consistency of Sales Price, Gross Living Area, Site Area, Total Rooms, Bedrooms and Bathrooms, Location and View influences.
