Rejected Appraisals - Issues Related to AQM, UAD and Other Failures (7 hrs)
Friday, March 27th This class is an overview of FNMA's Collateral Underwriter, Appraiser Quality Monitoring System (AQM), Uniform Appraisal Dataset (UAD) and common errors leading to rejected appraisals
12,346 appraisals are rejected by Fannie Mae, each week. Even with Fannie/Freddie Mac's use of the UAD/UCDP, poor appraisals were still being utilized. Therefore, the GSEs announced their launch of the new Appraisal Quality Monitoring System (AQM). This system tracks and monitors appraisers, appraisals, and lenders. The system is designed to improve appraisal quality and block sub-par appraisals from being submitted to the GSEs. The new system identifies problems and initiates what they call "Fatal Warnings" and "Hard Stops." This class will explain how the system functions, black listing, and many of the common errors leading to rejected appraisals. This class is designed to help appraisers produce better reports.

The Art of Determining Appraisal Adjustments (4 hrs)
Saturday, March 28th
This class will explain the various methods for determining or measuring the market's response to a component and the process available to the appraiser when creating an appraisal.
Every month appraisers are having their licenses revoked because they aren't using supported adjustments and "properly" valuing property. Worse yet, some are even finding themselves sued out of the business. Appraisal Adjustments Are Not Just An Opinion. Appraisers can't simply pull adjustments out of thin air By law, adjustments must be measured and supported based on the reactions of buyers and sellers within the real estate market. This course will provide both aspiring and experienced appraisers with the necessary tools to perform a professional and proper appraisal. Determining adjustments is easy once you understand the various methods available. This training will walk you through several methods that will increase the accuracy of your appraisals, reduce your chances of a lawsuit, and keep you safe. Building the better appraiser is the goal!

Defining Market Value &
How to Adjust for Concessions (4 hrs)
Saturday, March 28th This class looks closely at market value, concessions and their impacts on appraisers. By federal law, all appraisals, for lenders, must be based upon the federal definition of "Market Value." Failure to appraise using this definition can result in appraisers being black listed or facing disciplinary action by the State. Understanding how concessions impact market value is difficult...and downright confusing. This class will walk the appraiser through the definition of market value then expand and show students how they can properly adjust for concessions. The goal is to help appraisers understand the legal requirements and keep them safe!
