Tips to Activate Vacant Spaces Downtown
|
To establish or maintain a vibrant downtown, it is imperative for communities to have high occupancy in the storefronts and office spaces that line Main Street. This gives life to the downtown, bringing new people, new businesses, new ideas, all of which can provide a new source of revenue for existing businesses. Below are some tips for filling in those empty storefronts to activate your downtown, Main Street, or commercial district!
1. Consider Short-Term, Low-Rent Business Leases
Historically, real estate agents are seeking tenants that will stay in a building or storefront for a long time; however, in today's economy it may not be viable for businesses to lock into a long-term lease in the early stages of their business. As a downtown manager, consider approaching the landlords and building owners to create a space that is conducive to the risky environment of starting a new business. Present opportunities for low-rent during the early stages of the business so the merchant can focus on establishing a sustainable income without losing all of their capital in rent during the first few months. This opportunity could allow the business owner a chance to stay in business during the early stages and afford the market-rate rent after establishing their sustainable business model. (READ MORE)

Spotlight on...Silverton
|
DCI brought a technical assistance team to Silverton on October 15-16, 2012 to address a number of challenges as well as to delve deeper into the community's potential for greater marketing, increased special events, and infrastructure improvements focusing on streetscapes. Silverton especially sought an outside perspective on their downtown's revitalization and to receive assistance with how to organize, fund, and continue this effort sustainably through what is probably a years-long effort.
Observations commonly voiced at the focus groups included Silverton's rich history and cultural identity, great tourist base, and lots of energetic and opinionated groups. However, there is a need to cultivate community cohesion, engage Silverton's youth, and identify a clear brand for the community. (READ MORE)

March 9: Mayors Day of Recognition for National Service
| |
We are extremely excited to share a new opportunity- coming this spring- to engage mayors across the state to recognize the important contributions of national service in their own communities! This is especially important to DCI, as AmeriCorps is one of our program partners.
The Mayors Day of Recognition for National Service will take place on Tuesday, April 9, 2013. The goal is to highlight the impact of AmeriCorps, Senior Corps, and other national service programs in tackling local problems and managing volunteers for greater impact, and to thank national service members and volunteers for their commitment. This initiative was announced by Philadelphia Mayor Michael Nutter at the U.S. Conference of Mayors' winter membership meeting on January 17 in Washington, DC.
We know mayors love to hear from constituents, and in particular they love to hear good news. It's easy for them to sign on by visiting Mayors Day of Recognition for National Service.

Investing in a variety of transportation options -- like public transportation, vanpooling, bicycling, walking and safe roads and bridges -- is crucial for stronger, more resilient communities in our nation's rural areas. It's important to know how our new federal transportation bill (MAP-21) has changed the way communities will access transportation dollars and what these funds may be used for.
Join Transportation for America on Wednesday, February 27th at 1pm EST for an online presentation to learn how to use MAP-21 to fund rural transportation priorities and strengthen your community. Click here to learn more and register for this meeting. |
