Steamboat Springs' summer 2014 literally kicked off with a "big bang" last Friday with a 4th of July parade that had spectators lined up five deep on Lincoln Avenue, and later that evening, a half-hour fireworks show that rattled many windows around Old Town.



Sandwiched between those two events were the ski jumping competitions at Howelsen featuring some of our local Olympians and a root beer float bar hosted by the Tread of Pioneers Museum.  Saturday was anchored by a free concert at the base of Howelsen Hill with part-time Routt County resident Big Head Todd and the Monsters.  Estimates had the concert at 8,000 people!  The weather was beautiful. 

And there's more fun this weekend with the Balloon Rodeo and Art in the Park.

Market is Improving...Fast
Last week I was interviewed by The Steamboat Pilot about the changes the real estate market is undergoing.  In the article, real estate editor Michael Schrantz found it interesting that of the past four offers I made for clients, three were competing with other offers...something I have not experienced since 2007.  However, the one thing he did not mention is that all three of my clients were able to get their properties!  I was very happy for my clients.  We won the bidding war for various reasons, and I know in at least two of those instances it wasn't because we were the highest priced bidder.  There are a number of reasons an offer looks good to a seller, and with over 30 years of experience I would like to think that I have the ability to help clients get what they want without paying more than they want.  If you would like to read the article, click here

With good properties attracting multiple offers these days, the market is improving.  Average purchase prices hit bottom in 2012,and as shown below, have taken a nice bump this year nearing the $500,000 mark again.
And by throwing in a trend line (black), it shows how aggressive the market was in the latter part of the 2000's and how the market over-corrected in the early 2010's.  Being that we are still below the line indicates the market has more room to improve and good investment opportunities still exist.  
What Happened?
In my last TWO newsletters I mentioned that Home & Garden Television (HGTV) is doing a new show called "New House, New Life" and clients of mine, Jim & Leagh Boyne, are featured, and I was going to have a short appearance in it, too.  Well, it got pulled from the March slot and we were told it will air sometime in May or June.  Now that that has passed, we have now been told as soon as they have a good spot.  I didn't think I was that bad!
