One of the Craziest Falls
I've Encountered
 

With the exception of one year, I've lived  in the Rocky Mountains since 1981, and by far, this fall has been the most unusual for weather.  Because September is typically dry and colorful, it is my favorite month of the year.  This September has been far from that, as the snows have come and gone...and come again, and the aspen, which typically reach full color the second or third week of the month, remained green. 

October came upon us with rain, snow, sun, then cycled three more times and created an unbelievably beautiful landscape with snow-capped peaks, brilliant yellow aspen and a relatively green valley floor.  The picture above was taken from Strawberry Park toward Mt. Werner on October 4, as well as the one to the left that was of my back deck after a 13" snowfall.  It's anybody's guess as to what this means for the upcoming ski season, but Mt. Werner sure looks good!

Besides the snow, the other big news around the ski area is that they will be offering night skiing this year!  A state of the art lighting system will illuminate 1,100 vertical feet of terrain with 5 trails off the Christie Peak Express chairlift: Sitz, See Me/See Ya, Vogue, Stampede and Lil' Rodeo Terrain Park.  Nights and hours of operating are Friday-Sunday from 5:30pm-8:30pm beginning December 20 and nightly from December 26th-January 1st. Beginning February 22nd hours will change to 6:00pm-9:00pm and continue through March 30th.

 

The new Four Points building will also be completed and operational this ski season providing a much larger on-mountain restaurant and deck. 

 

What are the Hottest Properties in the Steamboat Springs Residential Market?
As you know, I keep a pretty good pulse on the market.  With the third quarter of the year in the record books, I thought I'd take a detailed look at the residential market within the confines of Steamboat Springs and see what
exactly is happening with single family homes, town homes and condos.  Are prices going up, down or are they stable?  Are buyers looking for smaller properties, as experts predicted after the bubble burst?  Which property type is the hottest one to buy at this time?  I had a feeling for the answers to those questions, but I was very surprised in what I found with the last question.

  Best Buys on the Market 

 

Today there are 1,699 properties listed for sale in the Steamboat Springs MLS.  The following are my personal picks, and remember I do not list properties for sale. Owners can ski in and out from this spacious two bedroom / two bath, fully  furnished condominium at Christie Club.  Of the 40+christie club pool condos at Christie Club, only six are whole ownership.  Beautifully appointed, over 1,600 square feet and completely turnkey.  Concierge service, fitness center, owners lounge, ski lockers, covered parking and shuttle system are just some of the onsite amenities.  Excellent income, especially being that the management fee is only 27%!  Most fees are 45%.  Offered at $647,000.  I've helped two clients purchase in Christie Club and both have been very happy.

Fishermans Paradise! 
The more scarce and unique a property is, the more valuable it becomes.  There are only two properties at the confluence of the Elk River fishermans paradiseand Mad Creek.  This is one, and the other is on the other side of Mad  Creek.  The home has been recently remodeled, so the only decision the owner has to make in the morning is which water to fish.  Three bedrooms / three baths 2,740 sf and currently listed at $749,000, which is an excellent price for its irreplaceable and highly desirable location.  The owner is totally moved out, so this would be an opportune time to make an offer!

Red Hawk Ranch

At only $1,200 per acre, Red Hawk Ranch is home to the second largest elk herd in Colorado!  493 acres just north of Hayden and 45 minutes from Steamboat Springs, the land is characterized by aspen, oak, sagebrush and cottonwood that line the Dry Fork of Elkhead Creek...excellent habitat for elk, deer, antelope, bear, grouse and cranes.  This is the major migration corridor for elk in the California Park area of Routt National Forest.  The seller would consider trading for an income producing property and also offering additional acreage to total 1,000 acres, if desired.  Priced at $599,000.

Reduced today by an additional $29,000, this 3 bedroom / 3 bath home sits on 35 acres high above the valley floor with spectacular down-valley views and only eight miles from town.  This home is now listed at only $239 per square foot but is in very good condition and is located in Elk River Mountain Ranch, which has many quality homes.  Bank owned and listed at $550,074. 


Foreclosures
