Can Real Estate Market Forecasts be More Reliable than Weather Forecasts?

Greetings!

After a fairly weak snowfall last ski season, all fingers were crossed for the 2012-2013 season... and it worked as near-record crowds over the Holidays were donning ear-to-ear grins while skiing on the eight feet of snow Steamboat received in December!  Once January hit, snowfall was minimal but ski conditions have remained good with the help of cool temperatures.  News reports have been touting Steamboat as having the best conditions in Colorado.  Meanwhile all eyes are on two Pacific storms that are supposed to head this way at the end of this week.

As a followup to my last newsletter, you may recall I discussed the Trailhead Lodge Auction.  Kudo's to two of my clients who had winning bids!  One snatched up a very nice studio for $147,000 and another is closing next week on a two bedroom / two bath condo for only $367,500.  All but six of the 31 condominiums were sold.  Of the six there is one remaining studio that is now listed at $210,000 and the least expensive two bedroom is at $455,000!


The Market IS Turning!   
After compiling and evaluating data from the 2012 Steamboat Springs MLS,  2012 may go down in history as the beginning of the end to our Buyer's Market.

While writing this newsletter it reminded me of meeting with numerous clients in 2005, 2006 and 2007 when I constantly heard "We should have bought years ago."  Well, I may be hearing that again in a few years.  


 

  Best Buys on the Market 

 

There are currently 1,700 properties listed for sale in the Steamboat Springs MLS.  The following are my personal picks.  Please remember I do not list properties for sale.
