14.5 inches! That's how much snow has fallen on Mt. Werner already this year. Perhaps more than what the ski area received for the month of January 2012. There certainly is a buzz in the Steamboat air that this year will make up for the lack of snow we had last year.
However, that doesn't sound like a whole lot when compared to how much some locations along the Appalachian Mountains received from Hurricane Sandy (and I hope if you were involved with that you are safe), but for Steamboat Springs and this time of the year, it is very welcomed.
Here's what the ski area looked like from downtown earlier this week:
Halloween in downtown Steamboat Springs is one of my favorite events of the year. Although there are some neighborhoods around town that have a door-to-door trick or treat prior to All Hollows Eve, Halloween in Steamboat is celebrated by the entire community, with Lincoln Avenue closed to vehicular traffic to allow pedestrian revelers of all ages to dress up in their most unusual costumes to walk the street and kids to load up their bags by going from business-to-business for candy and other 'healthy' treats.
There is also another exciting event happening in Steamboat in the coming week. On November 2, the 2012 U.S. Capitol Christmas Tree will be harvested in the White River National Forest, near Meeker, CO. The tree will then be wrapped and transported to Washington, D.C. on a custom-decorated Mack Pinnacle model truck which will be driven by former U.S. Senator, Ben Nighthorse Campbell (CO). On November 6 the tree will be in Steamboat at the Howelsen Hill Rodeo Arena from 6:00-8:00pm. In addition to viewing the tree, there will be an opportunity to visit with Santa and Mrs. Claus, purchase commemorative ornaments, enjoy some hot chocolate and holiday music. Participants can don their ugliest Christmas sweaters and be a part of the community photo to be taken at 6:30 pm.
What's Happening to Steamboat's Luxury Market?
Funny you asked, for I was wondering the same thing! This question inspired my latest research of the market, and also led to answers to the following additional questions:

My personal favorites. These beauties are just waiting for a new family. Give me a call and I'd be happy to further discuss the merits on how these properties deserve to be included in this elite group, and how we can develop an offer strategy to make one of them your Steamboat home.

Foreclosure - Agate Creek Masterpiece
duced this week

Gourmet kitchen includes top end appliances and Italian soapstone counters. Over 7,500 square feet of luxury and priced at only $240/sf! All the Best and Slopeside
With new pricing, the finishes, onsite services and amenities (owners lobby pictured) One Steamboat Place offers, it has certainly been catching the eyes of th
e luxury buyer wanting nothing but the best...including a slopeside location. Residence 311 is a beautiful 3 br / 3 ba, 2,172 sf condo with direct ski slope views. The developer is ready to increase prices on their fractional units soon, and I would guess with their strong sales this summer (see attached newsletter), the prices on their whole ownership properties will soon follow. However, my sources tell me we may be able to negotiate some things on this one. Currently listed at $1.75m.
Seldom Considered Property...Creating Opportunity!
Due to its reputation of being a fractional ownership property, Christie Club does not get much consideration from real estate brokers to their whole ownership buyers. However, I have found that once educated, my clients are interested in the opportuniti
es that exist, and I have had two clients purchase whole condos and both are very happy with the quality location, services, amenities, rental income and construction. Out of 34 condos there are only six whole ownership. Unit 325 is 4 br / 4 ba, 2,181 sf, two story condo and overlooks the Christie Chairlift. The price was just reduced yesterday
by $110,000 to $1.485m.
Live Along the Banks of Fish Creek
Enjoy campfires alongside Fish Creek in this stunning in-town Sanctuary home on a generous 1+ acre lot with a grand entry leading to the great room (including living, dining, kitchen) all overlooking the Creek. 4+ br / 5+ ba, 3 car garage, beautiful bar and wine room, library, office, etc, etc...an entertainers dream. All well kept and over 8,000 sf. Originally listed at $3.475m, it is now priced at an unbelievable $324/sf, or $2.7m. This is not only one of my favorites, but also my daughters :)
These are a few of the wonderful opportunities that currently exist for luxury properties in Steamboat Springs. I would be happy to conduct a personal search for you on your dream home. Please send me an email and you'll have properties to look over within 24 hours.
The National Oceanic and Atmospheric Association has predicted the Steamboat Springs area to receive average snow this year and slightly above normal temperatures. Somehow, with last years' experience, 'average snow' sounds pretty good, and a little warmer doesn't sound bad, either! And if you are looking for a western ski vacation this year, Colorado and southern California are the only major ski areas expecting average precipitation. Experts are calling for the Pacific Northwest, including Utah, to receive less than average snowfall and higher temps.
Please feel free to give me a call (877.970.8885) or email to discuss any scary thoughts you may have on fulfilling your dreams of owning a Steamboat Springs property.
