Safety check:  Is your dryer vent tube flammable?


Believe it or not, some ducting materials commonly used for dryer transition vent tubes can catch fire very easily.  The transition vent leads from the dryer to the wall, and the most frequently seen offenders are plastic and 'flexible aluminum' (actually foil) tubing.  The video below shows you why it's so important to make sure your dryer vent tube is not made of these materials.

What's better?  Rigid or semi-rigid, UL-listed aluminum ducting is much safer.

Newer product:  DryerFlex appears to offer the best of both worlds, being both very flexible and extremely fire resistant.  You can read a home inspector's rave review here, or find a service provider who carries it on the DryerFlex website.

Note:  The terms 'UL-listed' and 'fire-resistant' do not necessarily mean a material is safe to use with a clothes dryer.


Are the dryer and laundry vents free of lint?


Each year thousands of house fires in the U.S. are caused by clogged dryer vents.  Most people know they should clean out their vents at least annually (actually doing so is another matter, obviously :), but did you know that lint can also accumulate deep inside your clothes dryer?

Here are step-by-step instructions on how to deep clean a clothes dryer, including removing the back panel to clean the interior.  There's also a highly-rated rotary dryer vent cleaning system on Amazon that might work well for a DIY project; however, just note that it requires a drill.


 Safety check:  Are your 9-volt batteries a fire hazard?
 


9-volt batteryExperts readily tell you to replace batteries in smoke and CO detectors twice a year, but rarely mention that a 9-volt battery casually stored in a bag or drawer can start a house fire!  This may sound like urban legend, but according to the National Fire Protection Association it actually happens.

It's because the positive and negative terminals on a 9-volt battery are very close to each other, and a piece of metal such as a small paper clip, steel wool, or aluminum foil that comes into contact with them can short the terminals and create a heating event that sparks a fire.

Tip:  Put tape over the terminals of your 9-volt batteries, regardless of whether you are storing them or throwing them away.  (Two 9-volt batteries can create the same type of hazard by shorting themselves if their terminals touch.) 


How is your water heater holding up?


Who wants to start off a chilly morning with a cold shower, or worse, a spectacular leak clean-up?

A heater can produce hot water reliably and still be brewing trouble in the background, so it's a good idea to check your tank water heater system at least once a year for signs of rust or leaking at the bottom, top, and/or fittings.  They usually last 8 to 12 years, but can fail much sooner.

Worth noting:  Over 1500 consumers have written in to Consumer Affairs to complain about problems with a specific type of water heater sold at a large home improvement store chain - here is the link to that thread.

Replacing a water heater: The experts at Water Heater Rescue recommend models with a magnesium anode (not aluminum) and at least R16 insulation.  They offer much more advice in this article.


Has the heating system been serviced?

It's easy to let this task slide, but furnace filters need to be cleaned or replaced regularly, and the furnace should be cleaned and serviced at least once a year.

It's a good idea to also clean out fireplaces, and have flues cleaned and checked for creosote build-up or debris that could start a chimney fire.





Does exterior water flow away from the foundation?


Clean out gutters and downspouts in order to prevent water from backing up and spilling onto the ground too near the building foundation.  Even in homes that are built on a slab it's important to make sure that all downspouts discharge water away from the foundation.


Halloween safety:  Watch those Jack o' Lanterns!


Halloween is one of the top five dates for house fires started by lit candles.  The other dates are the three days leading up to and including Christmas, and New Year's Eve.




 

Recent Market Highlights

 

Chart and magnifying glass. - U.S. home prices rose 5.6 percent year-to-year in July, according to a recent S&P/Case-Shiller report.  They rose 6.4 percent year-to-year in August, according to CoreLogic, a data and analytics company.

 

(Headlines often skip over this point, but the decreasing rate of home price appreciation is not a bad thing.  It's indicative of a return to more sustainable market conditions.) 

   

- The national average 30-year fixed mortgage rate has dropped again and is now hovering just above the 4-percent range. 

 

The August Pending Home Sales Index fell 2.2. percent year-to-year, although it was at its second highest point since August 2013, according to the National Association of Realtors®.
