Be prepared
Many times the business and/or industry prospect coming to your town needs a very specific, unique facility designed to order. That is not always the case, however. I have been involved in several development situations where an existing facility was key.
Whether you choose to build a "spec" building or make sure the inventory of properties in your area are move-in ready, it is always wise to have existing or planned properties to present.
