DEAR FRIENDS,
We have all heard of due diligence for the buyer. What about due diligence for the seller? That is the subject of this month's article, and it makes the case for a seller to spend the time and effort to understand the problems that his property may present to a prospective buyer. If those problems can be eliminated or ameliorated, there will be fewer objections to the sale by a prospective purchaser. If you are trying to sell or lease a commercial property, this article may expedite your closing!

On another note, it is hardly a secret that my involvement in the Boy Scouts is extensive. I am interacting with youth in some capacity almost every day, and I also serve as an officer and executive board member of Suffolk County Council, Boy Scouts of America. The benefits of Scouting are extraordinary, and today there are many youth programs, four of which are Coed!

I can almost guarantee that there is a young person in your life who would love Scouting. There is Venturing (boys and girls,14-20) for high adventure, Exploring (boys and girls,12-20) for career education, Sea Scouts (boys and girls,14-20) for maritime enthusiasts, Special Needs Scouting in Suffolk County (boys and girls, all ages), and currently in development, STEM Scouts. 

Oh, did I forget to mention traditional Scouting? Yes, of course, we have Cub Scouts and Boy Scouts for boys, 6 to 18. Over and over again, I watch the combination of character development, education, values, and hands-on activities in Scouting transform our youth into participatory citizens and confident adults.

All Scouting programs are open enrollment, and youth of proper age can join at anytime. Call your Council office for more information. In Suffolk, that number is 631 924-7000. I have hired a commercial real estate broker to sell my industrial building.  The building has two tenants.  He is asking for all sorts of information that I feel is part of the due diligence that the eventual buyer, not me, should be doing.  Why go hunting for problems?
