Dear Friends,
If you own commercial real estate and are trying to lease or sell it, then you need to be concerned about marketing. The objective is to lease or sell your property for the highest price in the shortest amount of time. And the key to accomplishing this is to make your property as attractive as possible, without spending a lot of money!
After 42 years of marketing commercial real estate, I can tell you that appearance is very important. A small percentage of tenants and buyers have the imagination to see a renovated building in their mind's eye, but most simply do not. This month's article will help you concentrate on improving those areas of your property that make the most difference in creating an attractive home for future business.

Q: I have a building for lease. I want to make the property attractive for tenant but have a limited budget. Where do I start?
A: When marketing commercial real estate, there are three major concerns that you should address with respect to property maintenance. These are the overall appearance of the property ("curb-appeal"), perception of past maintenance, and of course, any safety issues. All three of these items will impact a prospective tenant. That impact can be either positive or negative.
