November 2014 Vol. 6 Issue 4

Dear Friends,

Are you ready for winter?  The snow will be flying shortly.  If you would like a checklist for your commercial property, let us know.  We can send you a written checklist, or help you take care of it.   Please, please have someone take a look at your flat roof and make sure that all debris has been cleared and that the drains are clear.  There is also still time to take care of split seams and other roof maladies.

Thanksgiving is my favorite holiday of the year.  The day represents family and abundance, and I also appreciate the opportunity to reflect on all that has come into my life, and give thanks for what has been provided.  The second part of the word "Thanksgiving" is "giving", and I believe that when all is said and done, we find the most satisfaction when we give.  I hope that each one of you has much to be thankful for, and much to give!

Have a blessed Thanksgiving.

"Oh the possibilities!"

A:  You do not have to have a full-time property manager to maintain your property, but you, or whoever will be responsible for day-to-day maintenance, should think like one.  Since you will not have an in-house maintenance staff, you will be depending on outsourced work.  Your maintenance manager must have sufficient knowledge of maintenance operations to effectively oversee contracted work and make sure it is done in a competent and timely manner.

The first step is a maintenance policy and procedures manual.  This will ultimately be a collection of everything that could or should be done to maintain the property.  You can start with any documents that you may have inherited when you purchased the building.  You probably had an engineering inspection before closing, and you may have had subcontractor inspections as well.  These reports and recommendations can be the start of on-going checklists.

Each of the major systems of your building should have their own calendared checklist.  They include... Click here for full article
