Dear Friends,
We recently completed a transaction in Fontana, California, to lease 24,000 square feet of warehouse space for our local client, Duro Dyne Corporation. Since we are known for our Long Island commercial real estate prowess, this often seems to provoke a little head scratching among people who know us. But our mission is to be the real estate department of our clients. As a real estate department, we can hardly throw up our hands and say, "It can't be done."
My partner, John Hoblin, and I, have completed deals and assignments in many states including Texas, Florida, Maryland, New Jersey, North Carolina, Connecticut and Massachusetts. Sometimes we are able to complete the assignment on our own and sometimes we enlist the aid of local experts. And through our SIOR network, we have access to the top 4% of brokers throughout the country and the world! One way or another, we will get the job done.
On another note, some warmer weather seems to be finally penetrating to our area! If you are contemplating construction or repairs this year, please give us a call. We can provide you with a budget quotation giving you information you need to determine feasibility, or if you already have plans, we'll be happy to provide you with another bid.
Recently, you may have seen some publicity that I have been elected to the Executive Board of the Suffolk County Council, Boy Scouts of America. I am really looking forward to contributing to this board and adding this additional layer of volunteer work for an organization that provides so much for our youth. And if there is a young man in your life who is a Scout and striving for the top rank of Eagle Scout, please send him to my blog, EagleCoach.org. There are lots of tips and suggestions on how to reach that lofty rank.

Q: We are just starting to look for new office space. Why does our broker insist on showing us space that is out of our budget?
A: Unless your broker is offering you space wildly out of budget, he is absolutely correct to be ignoring the asking price in showing you new office alternatives. Here are the five reasons that this is the right strategy and why you should "forget the price" on your initial forays.

1. Every listing has a story. Each property has a history, and an owner with a set of priorities, needs and emotions. Without discovery and negotiations, it is very difficult to know at the outset the exact point at which a deal can be consummated. In some cases the broker may have some intimate knowledge of the situation, perhaps from a previous negotiation.
