BULLETIN
"EXHIBIT A" will be required on all properties listed in the MLS in Spokane County, effective Tuesday, July 5, 2016.
The MLS Steering Committee recommended, and the Board of Directors approved, the requirement that an "Exhibit A" be uploaded as an Associated Document on all properties in Spokane County within the next business day of the listing being input in the MLS.
In order of best business practices, Exhibit A could be:
- the Exhibit A page from a preliminary title report from a title company;
- the last recorded deed for the property, confirmed by the title company that it is still accurate, with "Exhibit A" written at the top; or
- the legal description from the county website parcel summary with "Exhibit A" written at the top. However, this should be used only in an absolute pinch if #1 or #2 is not available for some reason.
If not uploaded within the next business day, the fine will be as follows:
Tier 1 Violation Fines:
First Violation
if timely corrected (within 72 hours) - $0 if not timely corrected - $100
Second Violation $200
Third and Subsequent Violations $300
Uncorrected Violation
1st Additional Fine Period - $200
2nd and subsequent Additional Fine Periods - $400
Maximum accumulated fine for a single Violation - $2,000
Additional Violations after maximum fine reached - MLS Suspension*.
Failure to pay fines - MLS Suspension*.

Tax Planning Webcast

April 15 may come around just once a year, but for anyone who runs his/her own business, tax season never ends.
From preparing and filing estimated taxes to keeping records and understanding the nuances of deductions, taxes are complex and require regular attention.
REALTOR� Magazine will host a live webcast on Thursday, June 23, 2016, from 11 a.m. to noon Spokane time, that will focus on steps REALTORS� can take throughout the year to make sure they're prepared when it's time to file their tax return.
Panelists will include Peter Baker of Business Planning Group in Washington, D.C., and Linda de Marlor of Tax-Masters, Inc., Rockville, Md.

CRT Labs, an initiative of NAR's Center for REALTOR� Technology, also works with companies that design and produce smart home technology to ensure that the real estate industry has a voice in how these systems evolve. CALL FOR ACTION
|
The United States Senate is missing an opportunity to improve housing markets across the country, and we need your help to tell them to get to work and make homeownership a priority!
Take action now to urge your Senators to pass H.R. 3700, the "Housing Opportunity Through Modernization Act of 2016," a bill that makes needed reforms to the Federal Housing Administration (FHA) condominium loan program, federal-assisted housing programs and Rural Housing Service loan programs.
Bottom Line: This bill makes buying a condo A LOT easier by expanding opportunities for first-time homebuyers and streamlining rural housing programs for low-income rental residents. Condominiums are among the most affordable homeownership options for first-time homebuyers, as well as lower income borrowers, but barriers to safe, affordable mortgage credit for condos still exist. H.R. 3700 takes a number of steps to address those concerns.
The House of Representatives passed this bill unanimously with a bipartisan vote of 427-0 and now we need the Senate to act!
Even if your business model is not based on Condominium or Rural Housing Service transactions, all REALTORS� need to band together on this Call for Action. Although it may not affect you directly, the next one could very well be of critical importance to your business.

This national holiday came to be by the efforts of a Spokane woman, Sonora Smart Dodd.
The historic Dodd House - 603 South Arthur street (pictured above) - will be open Father's Day afternoon, this Sunday, for free public tours. This modest craftsman style house is on the Spokane Historic and National Historic registers.
