Also at the meeting, your generosity at the 2015 SAR Christmas Party was manifest in a donation to Spokane Neighborhood Action Program (SNAP).  Immediate-past-president Jack Kestell (above, second from left) presented a check for $4,081.94 to SNAP Director Loretta Cael (above, left).  Event chairs Deidre Arnold (above, second from right) and Kristi Hamby (above, far right), lead the applause for the presentation.


TransactionDesk Advanced Class



 
The SAR will have NWMLS trainer, Debra Wuts, at the Association in January to offer two TransactionDesk Advanced classes.

This course focuses on strategies for staying organized, how to use the advanced menu features such as the markup tools and the PDF slicer feature for secondary signings and counteroffers, how to create and use templates and checklists, and how to use the advanced features in Authentisign.

Completion of TransactionDesk basic is highly recommended before this class.

Annual Tech Checkup


 

Washington REALTOR® Sam DeBord has a good article in the January issue of RE magazine, "Sam's Top 5 for your Annual Tech Checkup." In it, Sam provides some great tips to help you wrangle-in the technology you use every day, to make things more consistent and professional.


Washington REALTORS® liked Sam's article so much, it created a video version of it.

2016 Education Requirements 
 


Both NAR and SAR require you to take certain classes in four year cycles. 

The current four year cycle ends December 31, 2016

You you must take an ethics class (NAR) and a Purchase & Sale Agreement class (SAR) before the end of next year.

If you have taken both of these once since January 1, 2013, you're done for this cycle!

Additionally, the Washington State Department of Licensing requires you to take the Core Curriculum class once during every two-year renewal cycle.

Code of Ethics - Are you current?           

 

 
If you have not taken a Code of Ethics class since
January 1, 2013, then you need to take a Code of Ethics class before the end of the year! 

Check the SAR's class schedule and register for a class via the Member Portal: 
 
 


Starting January 1, 2017, you must complete a Code of Ethics class once every two years. This two year cycle will begin January 1, 2017, and end December 31, 2018.

Help us spread the word.  Announce this in your sales meetings.

Email Debbie at the SAR, or call her at 326-9222, with questions.
    


TRID Slows Sales
 

 
NAR reports sales of existing homes, nationally, dipped significantly (>10%) in November - the slowest in 19 months - due mostly to the new TRID regulations.

The "know before you owe" rule requires lenders to provide borrowers with a new combined Closing Disclosure that lists all the charges, fees, and line items three days prior to closing.

To help ease the slowdown, the Consumer Financial Protection Bureau issued a letter, dated December 29th, that said small paperwork errors and typos in key sections of the new disclosure rules would not likely lead to lender lawsuits or regulatory punishments from federal agencies that buy the loans.

Washington 211
 



You know to dial 911 in an emergency.

Do you know what to dial if you need help, but it's not quite an emergency?

That number is 2-1-1.  Your clients may appreciate you sharing this with them.

Washington 211 is a centralized, regional number for non-emergency community assistance, providing callers with information about food, clothing, shelter and other social services - if not for you, then perhaps for someone you know.

It's open Monday through Friday, 8 a.m. to 5 p.m.

Washington Information Network 211 got a workout during the recent windstorm. 

The Spokane 211 center fielded calls about power outages, information on warming shelters, where to find firewood and fuel for generators, and requests for welfare checks on vulnerable adults.

The Hearing Panel concluded that REALTOR® A had engaged in misrepresentation in omitting from the prospectus information which he reasonably should have known to be relevant and significant and that the disclaimer did not, in any respect, avoid his obligation of full disclosure. REALTOR® A was found in violation of Article 2.
