Revised SAR-SA

The SAR-SA has undergone significant changes.

First and foremost, the insurance provisions are no longer included in this form.  Therefore, practitioners should start using the Forms 22VV - Insurance Contingency Addendum - along with the SAR-SA.

Secondly, the prior SAR-SA mold provisions have been significantly reduced, but the form has expanded to include many additional environmental concerns that should be brought to the buyers and sellers attention.  Resources for additional information about these environmental concerns, etc. are noted on the form.

Buyers and sellers are no longer required to initial a release of liability, but rather should initial the bottom of each page.

It would be appropriate to execute the SAR-SA with listing documents and load into the associated documents along with the Exhibit A, Seller Disclosure Statement, Lead Based Paint Addendum, Form 22K - Identification of Utilities Addendum, etc.

This revised form is available on ZipForm.

Download the new form (pictured above), online here.

What You Didn't Learn in Real Estate Class

Once you've obtained your real estate license and you're actually in the field, you'll probably have many moments when you say to yourself, "Why didn't I learn that in class before I started?"

You got the basics of the business down in introductory courses, but situations involving clients, contracts, or how to manage your time always arise that require deeper knowledge and skill to solve.

For new agents, you'll want to be better prepared for these situations from the start.

So we asked a few real estate professionals - ranging from those with as little as a year's experience to as much as 30 years - what they wish they learned when getting their license and how they handled the situations when they popped up.

See what they have to say in:

You Be The Judge - November

Here is You Be The Judge for November:

Case #2-8: Misrepresentation

Read the case and submit your judgement  online here.
Winner to be announced next month.

Congratulations, Beverly Lee, Top Gold Realty, our September/October Starbucks card winner!

The Hearing Panel concluded that REALTOR® B's conduct had violated Article 1 of the Code of Ethics, which requires REALTORS® to protect and promote their clients' interests. The panel also found that since REALTOR® B honestly felt the original listing price of $156,900 was the fair market value at the time he listed it, REALTOR® B had not violated the Code of Ethics by suggesting that the price be lowered. However, since REALTOR® B later concluded the property was overpriced, he should have immediately notified Client A of his conclusion and not waited for Client A to call him six weeks later.
Case #1-10: Obligations Under Exclusive Listing
