TransactionDesk Goes Live Monday



NEXT WEEK!
 
SAR members will have a new TransactionDesk option on their MLS dashboard Monday, November 2nd, and TransactionDesk will be ready to use for all members.

Thursday, November 19th, there will be a special large live training at Centerplace, combined with lunch and our membership meeting.

In the morning, 8:30 a.m. - 11:30, will be TransactionDesk Basic and in the afternoon, 1 p.m. - 4 p.m., will be TransactionDesk Advanced.

This is a bring your own device (laptop or tablet) training.

Friday, November 20th, the SAR has a new schedule of instructor led Basic and Advanced classes, plus Super User training to set your office up to be paperless (or closer to it)!

Watch your email box on Monday.  You will receive an email invitation to vote.   When you click on the link for the ballot, it will take you to the SAR Member Portal.  You will need to sign in with your user name and password and then it will take you to the ballot where you can either vote electronically or request a printable ballot on which to vote. 
 
Deadline to fill out ballots will be Wednesday, November 18th, at 4:30 p.m.
 
Our new leaders will be announced at our Annual Membership Meeting on Thursday, November 19th at CenterPlace.

REALTOR Action Center


Congress is considering a proposal that would create a tax on all potential homeowners and consumers looking to purchase or refinance a mortgage.
 
By increasing Fannie Mae and Freddie Mac's credit risk guarantee fees (g-fees) to fund transportation programs, Congress would disturb the housing recovery.  Now is not the time to raise the cost to purchase or refinance a home.
 
NAR strongly believes that taxing homeowners to pay for transportation programs places an unnecessary long-term burden on consumers and this action will disproportionately impact low and moderate income borrowers, as well as first-time homebuyers.


"What should we do when Congress begins talking, as its Members did this week, about taxing housing to pay for transportation? We need a Call for Action!"

Drought Policy Implications
 


A person may live "off the grid," without electricity, telephone, or internet access, but no one can live anywhere without access to a water supply.

Water access is emerging as a contentious topic in the United States.

Increased development led to increased water demands, which strain the existing infrastructure. In parts of  the country without large natural water supplies, climate conditions lend a special urgency to maintaining existing water supplies, and to finding new ones. Even areas that enjoy ample supplies now must look to future population needs with some trepidation.

Hometown Video Contest

 


 
Washington REALTORS® invites entries for its hometown video contest, Settle Down in My Hometown!

Create a short video (three minutes or less) that shows why you love to live and work in your market area.  Your task is to show why your hometown is a great place to move to and why you love being a REALTOR® representing that area.

There are two awards: Best Video by judges will be awarded $400; Most Votes by public will be awarded $400.

Entry deadline is midnight, November 30th.

Revised SAR-SA

 

 
The SAR-SA has undergone significant changes. 

First and foremost, the insurance provisions are no longer included in this form.  Therefore, practitioners should start using the Forms 22VV - Insurance Contingency Addendum - along with the SAR-SA. 

Secondly, the prior SAR-SA mold provisions have been significantly reduced, but the form has expanded to include many additional environmental concerns that should be brought to the buyers and sellers attention.  Resources for additional information about these environmental concerns, etc. are noted on the form. 

Buyers and sellers are no longer required to initial a release of liability, but rather should initial the bottom of each page. 

It would be appropriate to execute the SAR-SA with listing documents and load into the associated documents along with the Exhibit A, Seller Disclosure Statement, Lead Based Paint Addendum, Form 22K - Identification of Utilities Addendum, etc.

JULY/AUGUST ANSWER:

The Hearing Panel disagreed with Seller S's contentions. It noted that while REALTORS® do, in fact, have an obligation to preserve confidential information gained in the course of any relationship with the client, Standard of Practice 1-9 specifically provides that latent material defects are not considered "confidential information" under the Code of Ethics. Consequently, REALTOR® A's disclosure did not violate Article 1 of the Code of Ethics.
