Here's some candor for you!
The market has heated up and buyers who were able to buy last year

but didn't are kicking themselves now!
Many buyers aren't using rationale but emotion in many cases by up-bidding on properties that won't appraise at their contract amount.
Meanwhile, most VA buyers are out of luck in this part of the bay area unless they're also willing and able to bring money into escrow in the case of low appraisals. (This is how Veterans who served our country are rewarded?) Only 1% of sales that took place in our area last year were VA. We know which house it was.
Who's the king? King CASH. (We're not talking about Johnny!)
What are many Sellers doing? Laughing...to the bank. The most desirable homes are selling quickly with multiple offers. Homes not priced well don't sell quickly and languish on the market. Some sellers wish they took the first offer that came in after they realize it's the best they'll get.
Still, there are properties that fall in...fall out...and back into contract again...much like a bachelor who can't make up his mind...or who simply has something terribly wrong with him. (All right, all right! Perhaps "bachelorette" is the word to be used!)
