Welcome back to the newsletter of "Ask AngelaQ". Angela's inspirational and informative newsletter. This is a long awaited dream come true.  I have spent countless hours helping people

Good Mourning Sunshine

February 13th 2012 was my first promotion for the Kindle version of "Good Mourning Sunshine". Thank you to everyone for all your support. Because of you and your help, we reached #4 in my genre for: ebook sales and #9 in the Kindle store. During this time the paperback version sales spiked as well. It was shear joy to see "Good Mourning Sunshine" on the same page as Dr. Billy Graham's best selling book. What an honor. You made it happen. Thank you.

 

Book sales are doing well and I enjoy meeting everyone at the book signings. I have joined our local writers group in my parish; "Creative Minds Writers Group" and invite you to do the same. Dear Angela,

 

I just paid off my land loan and the bank is telling me it might be best for them to hold my lien and not release it. The banker said if we got sued I could not loose any property that had a lien on it. They also said if we ever needed cash we could just go pick up a check from the bank. What is your advice? Should I get a release on some of the land or none?

Dear Unsure,

 

I love the multiple indebted loan type that you are referring to. I usually keep one on my land as well. The bank can not foreclose on your loan if the balance is zero, so no worries there. Moreover, they are right about future withdraws against the loan. It is very easy and much cheaper than acquiring a new loan. If ever you change your mind just request the lien to be released. As long as the balance remains zero, the bank will comply. If someone wants to sue you, the lien will not stop them. However, if the public records show a 5 million dollar lien; which is pretty common, it may keep the attorneys at bay. Please be advised the bank commonly puts the lien at 5 million in lieu of the actual loan balance for your privacy. Public records are just that, "Public". One more note; the bank does not make anything extra by holding your lien. What they do benefit from is the fact that you will come back to them the next time you need money, and this is good news to the banker's ears. In short; holding the lien at the bank means: less fees, easy loan process, saves time, provides financial leverage and keeps your financial assets disguised as a financial obligation.

I am in love with a 60 yr old man who is a lazy slob. He has so many wonderful qualities and I do adore him in many ways. I have organized all of his things and I am willing to work as a team to keep harmony in our home. He is content to live like a pig and tells me I need to lighten up. I work all day and feel overwhelmed when I come home to his filth. I pay most of the bills and the bills he is responsible for, he neglects to pay on time. How can I live like this? I am going crazy under all this financial pressure in this filthy mess.

Dear T&T,

 

A 60 year old man is not likely to change his ways. Neglect is a form of abuse. If you allow another to abuse you, you become his accomplice. Make a clean cut and move on. If you accept living like a pig and the entire financial burden you will be surviving not living. A leopard does not change his spots. Life is short, make the most of it. why settle?

I was invited to speak at the Denham Springs Livingston Parish Library on March 1st. Thank you to my home parish for this invitation. I am honored.

 

I am currently working with Dr. Pat Pendarvis, who is a professor at SLU and was my 9th grade biology teacher. Together we are co-authoring a new book. I will keep you up to date as our work progresses,
