1) Independence has a Private Water and Sewer system. When you buy a new home, you pay an impact fee of approximately $ 4,147. The builder, Schell Brothers, has been paying the other half of the impact fee at settlement. Like any incentive, that could change at any time.
2) An existing home may be on a Premium Lot that cost the seller an additional $25,000 - $30,000. Adding in all or some of the upgrades and options that you can get in an existing home, we'd like you to know going-in that the average New Home Buyer at Independence spends 30% above the base model price by the time they get to settlement. And if you add a premium lot, that percentage rises.
